Job Overview

Position Summary: The Community Operations Supervisor is tasked with managing the daily functions of a residential community. This role encompasses overseeing the entire tenant experience, leading site personnel, sourcing necessary supplies, nurturing vendor partnerships, and ensuring outstanding service delivery. All responsibilities must align with regulatory standards and internal guidelines. Key duties include:

  • Delivering exceptional service to all community residents
  • Overseeing the complete tenant experience, including marketing efforts, application processing, rent collection, and managing move-ins, recertifications, and move-outs
  • Working closely with the Area Manager to resolve overdue payments, tenant issues, lease violations, and other matters
  • Conducting regular inspections of common areas and performing annual evaluations of occupied units, as well as inspections during tenant transitions
  • Coordinating the efficient management of work orders and unit turnovers in accordance with company protocols
  • Ordering necessary supplies and equipment in collaboration with the Engineering team, and confirming deliveries upon arrival
  • Managing relationships with vendors and keeping the Area Manager/Construction Manager informed about vendor activities on-site
  • Ensuring timely submission of all financial data to the accounting department
  • Providing insights to the Area Manager during the annual budgeting process based on the needs of the community and its residents
  • Supervising a team of direct reports, including administrative and maintenance staff
  • Maintaining an organized management office and keeping all community records, such as tenant files, maintenance logs, and inventory lists
  • Acting as the emergency contact outside of regular business hours
  • Providing general administrative support by managing communications and correspondence
  • Planning and facilitating community events and gatherings
  • Performing additional tasks as assigned by the Area Manager

Qualifications:

  • Preferred certification as a Residential Leasing Agent in Wisconsin, though not mandatory
  • A minimum of 5 years of experience in property management
  • Experience in affordable housing is advantageous
  • Strong communication skills, both written and verbal
  • Proficiency in Microsoft Office and Yardi software
  • Attention to detail is essential
  • Ability to uphold the highest standards of professionalism, integrity, and confidentiality

Physical Requirements: Must be able to navigate office environments and operate office equipment and data processing tools.
