Position Summary: The Construction Project Coordinator plays a pivotal role in overseeing and managing all aspects of the project lifecycle, from pre-construction through to project completion.
Key Responsibilities:
- Directs and coordinates all phases of assigned projects, ensuring effective management during pre-construction, bidding, construction, and finalization.
- Reviews and evaluates pre-construction documentation, providing necessary feedback to the design team.
- Organizes and compiles progress reports for senior management, detailing project status and advancements.
- Collaborates with relevant public agencies to ensure compliance with regulations during all project phases.
- Oversees project budgets and timelines, ensuring alignment with the organization's quality standards; conducts monthly budget reviews to reflect project status accurately.
- Supervises daily contractor activities, assesses construction schedules, and manages responses to contractor inquiries through formal requests.
- Evaluates contractor substitution proposals to ensure adherence to specifications and organizational requirements.
- Negotiates contractor change orders to establish fair pricing while addressing any schedule impacts promptly.
- Monitors payment processes for contractors, architects, engineers, and other involved parties.
- Administers Professional Service Agreements between architects and the organization.
- Facilitates the delivery of necessary fixtures, furniture, and equipment for the project.
- Oversees project close-out procedures, ensuring compliance with certification requirements and financial reconciliation.
- Performs additional duties as assigned.
Qualifications:
- Experience: A minimum of eight (8) years of full-time professional experience in Project/Construction Management, specifically in Commercial and/or Public/Educational Facility Construction, with a proven track record of managing complex projects valued at $2M or more.
- Preferred Experience:
- Familiarity with Building Information Modeling (BIM).
- Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS).
- Knowledge of the Division of State Architects (DSA) construction/design/certification processes.
Education:
- A bachelor's degree in Architecture, Engineering, or Construction Management from an accredited institution.
