Job Summary

The Property Superintendent plays a pivotal role in overseeing the day-to-day operations and management of one building with potential expansion to nearby properties across Chicago, Illinois. This position requires strong leadership skills, excellent communication abilities, and a deep understanding of property management principles.

Main Responsibilities:

  • Tenant Relations: Maintain positive relationships with tenants by addressing their concerns, resolving issues promptly, and ensuring their needs are met.
  • Rent Collection: Manage rent collection processes, including issuing invoices, collecting payments, and following up on delinquent accounts.
  • Property Operations: Oversee property operations, including coordination of maintenance and repairs, ensuring compliance with safety regulations.
  • Vendor Management: Negotiate contracts with vendors, supervise their work, and ensure high-quality services within budget.
  • Asset Assessments: Conduct property assessments and oversee capital expenditures to maintain and enhance property value.
  • Inspections and Reporting: Conduct regular inspections of properties, identify maintenance needs, and prepare inspection reports.
  • Emergency Response: Be available to respond to emergencies outside of regular business hours and coordinate appropriate responses.
  • Administrative Duties: Maintain accurate records, prepare leasing documents, respond to inquiries, and perform other administrative tasks as needed.

Estimated Salary Range: $60,000 - $80,000 per year, depending on experience and qualifications.
