Job Description Summary

The Facilities Maintenance Lead is responsible for providing comprehensive maintenance support and ensuring our commitments to residents are met. This role emphasizes quality move-ins, resident satisfaction, timely service, and personalized attention to our community members.

Job Responsibilities

Key Duties Include:

  • Preparing all market-ready apartments, which may involve tasks such as painting, carpet cleaning/repair, general repairs, and housekeeping to guarantee a high-quality living environment for residents.
  • Addressing resident service requests promptly and efficiently.
  • Possessing knowledge of various maintenance functions, including plumbing, pool upkeep, HVAC systems, general carpentry, appliance repair, electrical work, painting, caulking, snow removal, scheduling, and life safety protocols.
  • Maintaining the cleanliness and safety of grounds, pools/hot tubs, common areas, and pet parks.
  • Executing on-call emergency procedures as necessary.
  • Reporting maintenance issues that impact the budget, such as life safety concerns, vacant unit repairs, property damages, and common area needs to management.
  • Scheduling and performing preventative maintenance and documenting these activities.
  • Understanding state, local, and federal housing laws, codes, policies, and systems related to maintenance.
  • Participating in training programs as required by the company and local jurisdictions.
  • Delivering exceptional customer service and representing the company professionally at all times.

Qualifications

Competencies:

  • Ability to work flexible shifts, including weekends, to meet the company's operational needs.
  • Knowledge of safe practices for using cleaning agents and equipment.
  • Proficiency in basic math skills, including addition, subtraction, multiplication, and division.
  • Capability to compute rates, ratios, and percentages, and to prepare and interpret graphical data.
  • Possession of a valid Driver's License.
  • Certification as a Certified Pool Operator (CPO) if required by local regulations.
  • EPA 608 Certification - Minimum Type II.
  • Adherence to all safety policies and procedures established by the company.

Education and Experience:

  • High School Diploma, GED, or completion of a Trade, Technical, or Vocational program.
  • A minimum of 3 years of relevant experience.
  • Possession of EPA 608 - Minimum Type II, or CPO, or other local certifications as required.

Work Environment

This position operates in a professional office environment and frequently requires travel between properties in various weather conditions.

Physical Demands

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this role. While performing the duties of this job, the employee may need to stand and walk for extended periods, ascend and descend staircases and ladders, and may be required to travel outdoors in varying weather conditions. The employee must be able to exert up to 100 pounds occasionally and frequently to lift, carry, push, pull, or move objects.
