Key Responsibilities- Maintenance Services:
- Direct and oversee all aspects of maintenance of the community, ensuring that all physical aspects are well-maintained and in good working order.
- Schedule and perform preventative maintenance, inspections, nighttime lighting audits, and janitorial services to ensure the community is clean and well-maintained.
- Maintain accurate records for all services performed and contracts, ensuring that all necessary documentation is up-to-date and easily accessible.
- Walk the property daily to uphold curb appeal and monitor safety issues, ensuring that the community is safe and secure for residents and staff.
- Schedule and coordinate apartment turns, including assistance with resident move-out and apartment renovations, to ensure a smooth transition for residents.
- Follow expense guidelines, monitor operating expenses, and make recommendations for cost-saving strategies for the community, ensuring that resources are used efficiently.
- Manage inventory and storage area, purchasing adequate maintenance materials for service requests and apartment turns, keeping an accurate log of supplies.
- Communicate and advise Business Manager on recommendations for capital improvements and maintenance requirements for annual budget, ensuring that the community is well-maintained and up-to-date.
- Coordinate all contracted services, soliciting and analyzing bids, assessing work once completed, and tracking invoices to guarantee timely payment.
- Supervise use of property golf carts/Gators if applicable, ensuring that they are properly maintained and used safely.
- Notify Business Managers with solutions for any safety or liability concerns as well as preventative maintenance needs, ensuring that the community is safe and secure.
- Assist in snow removal as required, ensuring that the community is safe and accessible during inclement weather.
- Conduct and document weekly safety meetings, including procedures, training, safety equipment, SDAs, and use of equipment, to ensure that staff is aware of and follows safety protocols.
- Perform other duties as required, ensuring that the community is well-maintained and running smoothly.
- Customer Service:
- Complete service requests from residents and team members in a timely fashion, in accordance with company policy, ensuring that residents receive prompt and courteous service.
- Ensure excellent customer service with a courteous and professional attitude toward all customers and team members, ensuring that the community is welcoming and friendly.
- Audit key tracking system daily and weekly, ensuring that all keys are accounted for and secure.
- Participate in after-hours emergency requests and ensure property staff coverage 24 hours a day, 7 days a week, ensuring that the community is safe and secure at all times.
- Personnel Development:
- Support and assist Regional Service Director and Real Estate Manager with new hire selection, ensuring that the community has a strong and skilled team.
- Train, coach, and mentor team members, ensuring that they have the necessary skills and knowledge to perform their duties effectively.
- Create a team environment: hold weekly team meetings, manage by goals, open communication, ensuring that the community is a positive and supportive work environment.
- Generate work and on-call schedule for service employees, ensuring that the community is well-staffed and running smoothly.
- Provide ongoing feedback to team members, evaluate team members through scheduled formal written performance reviews, take corrective action as necessary according to company policy, and provide recommendations for compensation adjustments, promotions, and terminations.
- High school diploma or equivalent.
- CFC Certification Universal.
- Valid Driver's License.
- 4+ years' experience in maintenance and repair for apartment communities.
- 2+ years supervisory experience.
- Strong computer skills and proficiency in Microsoft Office.
- Excellent English communication skills, both verbal and written.
- Ability to walk the grounds and apartments, ascend stairs around the property, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities such as bending, kneeling, pushing.
- Sufficient knowledge to thoroughly complete maintenance assessment up to the standards of a Service Director.
- Must be available 24/7 for emergencies.
