Role Summary

The Facilities Maintenance Specialist is tasked with a variety of responsibilities including the installation, troubleshooting, repair, and preventive maintenance of equipment to ensure that the property and its surroundings meet the company's standards and comply with relevant regulations. This role collaborates closely with the Property Manager and Maintenance Supervisor to ensure that all vacated units are prepared for new tenants, work orders are addressed promptly, and common repairs are identified and executed efficiently. Key Responsibilities

  • Address all maintenance work order requests promptly
  • Oversee and maintain all building systems (HVAC, plumbing, boilers, etc.) and perform necessary repairs
  • Assist the Property Manager with unit inspections
  • Execute site-level preventive maintenance tasks as directed
  • Communicate effectively with the Zone Building Engineer and Maintenance Technician I regarding major repairs and projects
  • Collaborate with vendor teams on maintenance initiatives
  • Maintain an adequate inventory of tools and supplies for effective operations
  • Notify the Property Manager of any urgent issues requiring immediate attention
  • Perform groundskeeping duties as necessary
  • Manage snow removal from walkways and driveways during winter
  • Maintain a professional demeanor with residents, vendors, and the public
  • Participate in training and ensure certifications are up to date
  • Adhere to all safety protocols and promote a safe working environment
  • Participate in standby support and respond to emergency calls promptly
  • Other duties as assigned by the Property Manager

Qualifications

Education and Experience:

  • High school diploma or GED required
  • Associate degree or certification in mechanical, HVAC, electrical, or industrial maintenance preferred
  • Minimum of 1 year of experience as a Maintenance Technician in a residential setting or equivalent
  • Knowledge and practical experience in plumbing, electrical systems, HVAC, refrigeration, appliance repair, and related fields
  • Certification in Pool Operations, Special Boiler's License, and Type II Refrigerant Certification required within 6 months of hire
  • Reliable transportation and valid driver's license required

Physical Requirements:

This role requires physical stamina, including frequent kneeling, lifting, and moving throughout the day. Regular lifting of over 20 lbs. and occasional lifting of up to 80 lbs. with assistance. The position may involve working at heights, navigating uneven surfaces, and exposure to various weather conditions.

Work Environment:

Work will be conducted on property grounds, in apartment units, and other related areas.

Required Tools:

Hand Tools: Various tools including hammers, screwdrivers, wrenches, and utility knives.

Power Tools: Cordless drills and other necessary equipment.

Measuring Devices: Tape measures and multimeters.
