Role Summary

The Commercial Construction Project Manager oversees the field operations and orchestrates all elements related to the execution of commercial and various construction endeavors, including renovations and residential projects.

Key Responsibilities:
  • Analyzes specifications to devise procedures for construction based on timelines and requirements for each construction phase.
  • Communicates project specifications to the Residential Construction Manager.
  • Ensures adherence to the project master schedules.
  • Collaborates with supervisory staff and subcontractors to address complaints and disputes.
  • Engages with supervisory and management personnel, inspectors, and suppliers to resolve construction conflicts and enhance construction methodologies.
  • Monitors ongoing work to guarantee compliance with construction schedules and that workmanship meets specifications.
  • Ensures compliance with health and safety policies and all OSHA regulations throughout the construction process.
  • Maintains updated red line drawings reflecting any modifications from the original construction documents.
  • Documents daily jobsite reports and sends them to the Project Manager.
  • Takes weekly jobsite photographs and forwards them to the Project Assistant for record-keeping.
  • Participates in pre-construction activities to review and assist in the creation of construction documents that align with organizational needs and mitigate coordination challenges during construction.
  • Responsible for reviewing and addressing warranty issues during the warranty period of any construction project.
  • Attends regular meetings with stakeholders, subcontractors, vendors, and municipal representatives.
  • Ensures that projects are operational during designated hours.
  • Utilizes knowledge of local codes and inspections to secure Final Building inspection and Certificate of Occupancy.
  • Maintains collaborative relationships with other departments involved in assigned projects.
  • Assists the Project Manager with subcontractor payment applications to ensure payments correspond with actual work completed.
  • Supports the Project Assistant in finalizing Project Close-Out Documents.
  • Performs all duties in alignment with company standards.
  • Strives to foster a safe working environment through accident prevention and equipment preservation.
  • Maintains a positive and professional demeanor towards all residents, visitors, and colleagues.
  • Undertakes additional duties as assigned.
Qualifications and Experience:
  • High School Diploma or equivalent required; Associate's Degree preferred.
  • 5+ years of proven experience managing multiple construction projects simultaneously.
  • 5+ years of supervisory experience in construction preferred.
  • OSHA 10 Hour certification required; 30 Hour preferred.
Skills and Competencies:
  • Proficient in reading, writing, and understanding English with strong communication skills.
  • Computer literacy is essential.
  • Ability to schedule all tasks involved in the construction process, including forecasting and timely communication of long lead times.
  • Exceptional leadership capabilities in subcontractor and field supervision.
  • Ability to interpret and follow blueprints and all construction documentation.
  • Excellent time management skills.
