Position Overview:
We are seeking a full-time Facilities Operations Manager who is independent, self-motivated, and possesses extensive technical knowledge in electrical systems, plumbing, carpentry, HVAC, boilers, and general maintenance. This role is ideal for someone who excels in building and maintaining positive resident relations while effectively managing both maintenance and administrative tasks. Strong communication skills are essential for interacting with a diverse range of individuals, including employees, residents, vendors, and contractors.

Key Responsibilities:

  • Work full-time with a consistent schedule from Monday to Friday, 8:00 am to 4:30 pm.
  • Collaborate with management on budget planning and operational strategies.
  • Oversee accurate inventory management of tools, supplies, and materials.
  • Engage in daily communication with the site manager to address on-site matters.
  • Share on-call responsibilities for emergency situations with the team.
  • Coordinate contractor activities and manage service agreements.
  • Respond promptly to emergency and routine service requests.
  • Ensure the site is well-maintained by managing refuse collection and site cleanliness.
  • Schedule and supervise janitorial duties and unit turnovers.
  • Implement preventative maintenance schedules as required.
  • Conduct regular building and site inspections.
Additional Responsibilities:
  • Be available for overtime during snow removal and emergency on-call situations.
  • Maintain a professional appearance and adhere to uniform guidelines.
  • Provide courteous service to residents at all times.
  • May be required to assist at other locations as needed.
Qualifications:
  • Ability to respond effectively to emergencies.
  • Self-starter with a proactive approach to tasks.
  • Basic understanding of electrical, plumbing, HVAC systems, and general maintenance.
  • Strong prioritization skills.
  • Timely response capability for emergencies.
  • Basic computer proficiency for utilizing company software.
  • Ability to read and interpret product instructions and safety guidelines.
  • Accurate completion of work orders.
  • Effective communication with staff and residents.
  • Supervisory skills for managing third-party vendors and contractors.
  • Ability to follow directions and operate power tools safely.
  • Proficiency in various software applications, including Microsoft Outlook and property management systems.
  • Completion of a pre-employment physical is required.
