The Asset Management Division of NYCEDC oversees a variety of real estate and non-traditional assets throughout New York City, encompassing commercial properties as well as essential infrastructure and energy resources. The Portfolio Management team employs a dual-focus strategy, aiming for both financial returns and positive social impacts, such as job creation and the enhancement of equitable neighborhoods. Each portfolio is managed by a dedicated Portfolio Manager, supported by a Portfolio Surveillance group that ensures adherence to standards and best practices across the division. The comprehensive portfolio includes various property types typical in the real estate sector (Retail, Mixed-Use/Commercial, Industrial, etc.), alongside specialized assets related to public sector and public/private partnerships (Transportation assets like Ferry, Cruise, Freight/Rail, and Aviation, as well as Cultural, Industrial, and Commercial properties).

Key Responsibilities:

  • Facilitating negotiations and drafting contracts across various agreement types, including Operating Agreements, Leases, and Permits, in collaboration with the EDC Legal team and external legal counsel as necessary.
  • Identifying and pursuing redevelopment opportunities within the portfolio, including planning for RFPs and capital projects aimed at modernizing, expanding, or repositioning assets. This involves creating financial models and conducting financial analyses for proposed investments.
  • Managing the annual asset management schedule, which includes tenant communications, monthly portfolio meetings to align management budgets, reviewing lease pipelines, planning for lease expirations, assessing tenant financial reports, managing arrears and collections, addressing insurance matters, and overseeing ongoing litigations.
  • Collaborating with the Business Operations team to develop annual revenue and expense budgets, ensuring accurate forecasting of revenues and utility reimbursements.
  • Representing the organization at various venues to present asset performance, implemented strategies, and share insights through case studies.
  • Engaging in special projects with City Hall, including interactions with the Deputy Mayor and City Hall staff.
  • Reviewing tenant financial statements and conducting complex financial analyses for leases with percentage and other rent structures, identifying potential risks to assets or income within the assigned portfolio.
  • Working with the Lease Administration team to ensure accurate abstraction of leases and agreements, assisting with lease enforcement and collection activities as needed, and coordinating with the accounting division for proper billing in accordance with lease terms.
  • Overseeing the organization and maintenance of lease files within the portfolio.
  • Contributing to the ongoing development of standard processes and operating procedures for portfolio management.
  • Ensuring that strategic objectives are met at both project and tactical levels.
  • Facilitating communication between Commercial and Industrial teams to enhance processes and drive efficiencies.
  • Performing additional duties as assigned.

Minimum Qualifications:

  • A minimum of 3 years of experience in real estate development, finance, property management, asset management, private equity, management consulting, economic development, or a related field.
  • A Bachelor's degree in business administration, finance, real estate, or a related discipline.
  • A self-motivated, innovative, and strategic thinker with the ability to develop and advocate for plans.
  • Demonstrated project management capabilities with meticulous attention to detail.
  • Excellent communication skills, both written and verbal, along with proven analytical abilities.
  • Proficiency in Microsoft Office applications.
  • Residency in New York City is required within a specified timeframe of employment.

Preferred Qualifications:

  • A Master's Degree in a relevant field.
  • Experience in negotiation and document drafting.
  • Familiarity with construction and property management.
  • Experience collaborating directly with property managers and tenants.
  • Knowledge of zoning and land use to assess development proposals.
  • Experience in market research and/or property appraisal.
  • Prior experience in the NYC real estate market.
