Position Summary

The Regional Property Manager is accountable to the Director of Property Management and is tasked with overseeing a designated portfolio of properties. This role involves managing daily operations and ensuring compliance with company policies and procedures. The Regional Property Manager will participate in community and stakeholder meetings, fostering strong relationships with residents, municipal officials, and corporate team members. Additionally, this position is responsible for ensuring that properties adhere to all regulatory compliance standards while maintaining the physical integrity and financial performance of the assets.

Key Responsibilities

• Conduct regular site visits to engage with and develop teams, ensuring adherence to company policies and addressing maintenance and repair issues promptly.


• Recruit and oversee site staff, perform annual performance reviews, organize team meetings and training sessions, and mentor site personnel.


• Ensure accountability among team members for their performance as outlined in their job descriptions and responsibilities.


• Build and maintain effective communication and relationships with stakeholders, including residents, vendors, staff, and local government officials.


• Collaborate with the Regional Facilities Director and Director of Property Management to solicit vendor bids and manage budgets for maintenance and capital improvement projects, while responding to emergency maintenance situations in coordination with maintenance teams.


• Monitor budget performance for properties within the assigned portfolio and provide recommendations for improvement.


• Address resident relations issues promptly and escalate concerns to the appropriate team members as necessary.


• Work alongside other internal departments to ensure project completion and performance monitoring at the sites.


• Maintain availability for on-call property and staffing emergencies.


• Assist leadership and various departments with special projects as required.


• Attend training sessions, meetings, and regular calls, being prepared to present and report on all properties within the assigned portfolio.


• Oversee accounts payable and ensure timely processing of invoice approvals.


• Supervise leasing activities and communicate performance issues and resolutions to relevant team members and departments.


• Meet with corporate team members, directors, and vendors on-site as necessary for inspections and tours.


• Respond promptly to all requests for information related to the assigned portfolio from company personnel and external stakeholders.


• Collaborate with site teams to ensure properties maintain optimal appearance and upkeep of common areas.

Qualifications


• A minimum of 5 years of experience in property management, including at least 2 years overseeing multiple properties with direct reports.


• A valid Driver's License and the ability to travel to various sites within the assigned portfolio.


• Strong communication skills, capable of effectively conveying performance status both verbally and in writing.


• Proven ability to motivate, support, train, and mentor site teams.


• Attention to detail with the ability to meet deadlines for reporting and project management.


• Ability to work independently within a corporate structure.


• Effective collaboration skills with various corporate teams while also being able to work autonomously.


• Strong prioritization skills to manage multiple tasks and responsibilities daily.

Preferred Qualifications


• Knowledge of affordable housing compliance, operations, and procedures.


• Relevant industry experience within the market or region of the assigned portfolio.
