DESCRIPCIÓN DEL PUESTO

VISIÓN GENERAL DEL PUESTO

El Supervisor de Propiedades Comerciales Senior supervisa todas las operaciones de una propiedad comercial o un portafolio de propiedades. Este rol es responsable de lograr resultados operativos superiores y un rendimiento financiero destacado. Esta posición supervisará un pequeño equipo.

FUNCIONES ESENCIALES
  • Actuar como punto de contacto para el portafolio o asignación.
  • Trabajar directamente con clientes, socios e inversores.
  • Construir y mantener un nivel de servicio de primera clase para el edificio/portafolio.
  • Supervisar todo el personal administrativo y de mantenimiento, así como a los proveedores externos.
  • Formar equipos de empleados y proporcionar dirección, capacitación y motivación para un rendimiento superior.
  • Preparar presupuestos y gestionar el rendimiento financiero del portafolio.
RESPONSABILIDADES
  • Dirigir al equipo de gestión en la resolución de todos los problemas diarios de gestión de propiedades.
  • Mantener contacto personal con todos los inquilinos, proveedores y clientes.
  • Asegurar el cumplimiento de los códigos de construcción, regulaciones y directrices de agencias gubernamentales.
  • Realizar inspecciones rutinarias de propiedades.
  • Asegurar la adherencia a las políticas y procedimientos de los clientes.
  • Gestionar el rendimiento financiero de la propiedad o portafolio.
  • Preparar el presupuesto operativo anual de terceros y el presupuesto de capital.
  • Preparar informes mensuales de propiedad, incluyendo variaciones presupuestarias y comentarios de cuentas por cobrar.
  • Preparar estimaciones y reconciliaciones anuales de CAM.
  • Revisar o ingresar nuevos contratos de arrendamiento o cambios en el sistema Yardi.
  • Supervisar mejoras para inquilinos y coordinar con el equipo de construcción sobre mejoras de capital; licitar según sea necesario según el acuerdo de gestión.
  • Capacidad para gestionar con éxito edificios que están en renovación importante.
  • Aderirse a la auditoría anual de gestión de propiedades de Stream.
  • Coordinar el proceso de revisión de impuestos sobre bienes raíces para el portafolio o asignación.
  • Revisar, aprobar y enviar informes de gastos del equipo y solicitudes de PTO.
  • Completar revisiones anuales de desempeño de empleados y comunicar regularmente las expectativas y logros de desempeño para los miembros del equipo de gestión de propiedades.
  • Asegurar que se implementen y sigan las mejores prácticas de Stream.
  • Dirigir y/o co-dirigir sesiones de capacitación para el Departamento de Gestión de Propiedades según se solicite.
  • Asistir al liderazgo de gestión de propiedades con transiciones dentro de los departamentos según se solicite.
  • Todas las demás funciones asociadas con la gestión y operaciones diarias de propiedades comerciales.
Calificaciones
  • Se requiere experiencia en gestión de propiedades comerciales de 5+ años.
  • Se requiere título universitario o 4+ años de experiencia relevante en lugar de título.
  • Responsabilidad supervisora significativa.
  • Experiencia en la preparación de presupuestos anuales, informes de propiedad y reconciliaciones de CAM.
  • Experiencia previa utilizando software inmobiliario (Yardi o MRI, Kardin, AvidXchange, IMPAK o programas similares).
  • Designación CPM, RPA (o en progreso) preferida.
  • Orientado a los detalles.
  • Analítico.
  • Dominio de Microsoft Excel, Word y Teams.
  • Fuertes habilidades de comunicación.
