Position Overview

The Vice President of Construction will spearhead the project management and construction initiatives for Highgate-owned and operated hotels within the Hawaii region. Given the significant growth in this market, this role will be based in Honolulu, with travel across the islands.

Key Responsibilities
  • Direct the company's hotel projects to ensure the highest quality standards, timely completion, and adherence to budget constraints.
  • Oversee all facets of multiple hotel projects, including scheduling, budgeting, pre-construction, construction, and communication, ensuring timely delivery.
  • Collaborate closely with all project team members, including design teams, general contractors, subcontractors, and other third-party consultants.
  • Achieve the company's goals related to cost, schedule, quality, and profitability.
  • Implement a structured and disciplined approach to projects, establishing precise schedules and leading the team to meet elevated standards and predictable outcomes.
  • Provide guidance, supervision, motivation, and performance management for all project personnel.
  • Oversee the preparation of financial forecasts and construction proformas.
  • Monitor and report on monthly forecasts and financial performance.
  • Standardize and enhance construction contract documents, bid forms, closeout standards, and other necessary documentation.
  • Continuously assess vendor and contractor performance and value.
  • Ensure timely acquisition of all required Certificates of Occupancy.
  • Administer proper job site safety programs.
  • Supervise the architectural oversight of the construction process.
  • Determine staffing and resource allocation for each project.
  • Identify opportunities to enhance operational efficiencies in design.
  • Secure and maintain necessary entitlements and construction permits.
  • Establish and uphold reporting standards for project teams.
  • Conduct regular site visits to evaluate contractor performance and ensure high-quality workmanship and materials.
  • Track all project expenses, approve contractor payment requests, and mitigate liabilities such as construction liens and insurance claims.
  • Perform all essential project closure activities.
Qualifications
  • Over 10 years of relevant construction experience, particularly in managing mid-sized to large projects.
  • A Bachelor's Degree is mandatory.
  • Demonstrated success in delivering projects on time and within budget for complex hotel renovations and new construction.
  • Proven track record of meeting budgetary and scheduling objectives.
  • Experience working with owners, general contractors, and/or construction management firms.
  • Ability to manage multiple and complex design and construction projects effectively.
  • Experience in engaging third-party consultants for environmental assessments, building systems, structural inspections, and surveys.
  • Familiarity with state and local building codes.
  • Ability to apply sound business principles and practices to project management.
  • Proven experience in estimating, preparing contract documents, and executing construction projects.
  • Proficient in developing project budgets and financial forecasts.
  • Strong knowledge of contracts, contract negotiations, scheduling, receivables, and general accounting principles.
  • Prior experience in hotel construction projects is essential.
  • Highly intelligent with a strategic mindset and business acumen.
