Position Overview:

The Area Service Technician is accountable to the Regional Vice President (RVP) and is responsible for traveling among a designated group of properties within a specific market or region to execute general maintenance and repairs for apartment units and various property facilities.

This role involves collaboration with the on-site maintenance teams under the general oversight of the property manager and direct supervision of the service manager.

Key Responsibilities:

  • Assist property maintenance teams in fulfilling service work orders related to apartment upkeep and repairs, including preventive maintenance, painting, and carpet cleaning.
  • Support properties with temporary staffing requirements to ensure maintenance operations align with MAA standards.
  • Receive, prioritize, and effectively address service work order requests for apartment maintenance and repairs.
  • Review pending work orders and provide assistance as necessary.
  • Diagnose and assess issues within units and property facilities.
  • Determine optimal methods for repairing or replacing components of the units.
  • Execute repairs and replacements in accordance with established standards.
  • Conduct preventative maintenance on HVAC systems, including filter replacements and coil cleaning.
  • Repair and replace kitchen appliances such as refrigerators, stoves, washers, and dryers.
  • Engage outside vendors for advanced repairs or replacements when necessary.
  • Perform minor to moderate plumbing repairs, including leak repairs and unclogging sinks and toilets.
  • Carry out minor electrical repairs and replace light fixtures as needed.
  • Repair locks and other miscellaneous items.
  • Manage painting projects, from full interior painting of units to minor touch-ups and repairs.
  • Prepare vacant units for prospective tenants through 'make ready' projects.
  • Maintain cleanliness of carpets as assigned.
  • May be involved in swimming pool maintenance or other facility and landscape projects to uphold property aesthetics.
  • Adhere to MAA's safety and hazard communication protocols, ensuring a safe working environment.
  • Work irregular hours, including evenings, weekends, and on-call shifts as required by MAA's 24-hour maintenance guarantee.
  • Operate a vehicle to transport tools and materials between work sites.
  • Participate in technical training programs to enhance knowledge and skills.
  • Engage effectively with residents, property staff, and vendors to fulfill maintenance duties and requests.
  • Perform additional related duties as assigned to support business needs.

Qualifications:

  • 2-3 years of experience in HVAC and general facility maintenance and repair (including electrical, plumbing, carpentry, and appliance installation and repair) is required.
  • EPA Type II or Universal certification is mandatory.
  • CAMT certification is required in Florida only.
  • A valid driver's license from the state of residence is required.

Preferred Qualifications:

  • Certified Pool Operator (CPO) credential is strongly preferred.
  • An associate or bachelor's degree in a related field is preferred.
  • Bilingual fluency in English and Spanish is preferred.

Knowledge, Skills, and Abilities:

  • In-depth knowledge of heating and air conditioning unit maintenance, troubleshooting, and repair.
  • General understanding of appliance, lighting fixture, and plumbing repair and maintenance.
  • Familiarity with occupational health and safety regulations and precautions.
  • Proficient in operating common and specialized tools for repairs and maintenance.
  • Ability to visually inspect units and grounds to ensure adherence to standards.
  • Strong organizational and prioritization skills to meet deadlines.
  • Attention to detail and effective problem-solving abilities.
  • Capability to read, interpret, and apply written instructions for equipment repair and maintenance.
  • Effective verbal and written communication skills with residents, property staff, and vendors.
  • Basic computer skills to operate mobile computing or communication devices.
  • Flexibility and adaptability to support multiple properties and collaborate with diverse teams.

Physical and Environmental Requirements:

The physical demands described are representative of those that must be met by an employee to successfully perform the essential functions of this role. The employee is required to sit, stand, bend, walk, use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, kneel, crouch, crawl, talk, and hear. The associate must be able to lift 50 pounds individually and up to 100 pounds with assistance. The role primarily involves outdoor work, which may expose the employee to adverse weather conditions as well as dirt and dust.
