The Area Service Technician is responsible for overseeing maintenance operations across various properties within a designated market or region. This role involves performing essential repairs and upkeep for apartment units and associated facilities.
The technician collaborates closely with the on-site maintenance team, working under the guidance of the property manager and direct supervision of the service manager.
Key Responsibilities:
- Assist property maintenance teams in executing service work orders related to apartment repairs, preventive maintenance, and general upkeep.
- Manage urgent staffing needs to ensure maintenance operations meet established standards.
- Receive and prioritize service requests, ensuring timely resolution of maintenance issues.
- Diagnose and troubleshoot problems within units and property facilities, determining the most effective repair methods.
- Conduct preventative maintenance on HVAC systems, including filter replacements and cleaning.
- Repair and replace kitchen appliances and perform minor plumbing and electrical repairs.
- Engage in painting tasks, from full unit repaints to minor touch-ups.
- Prepare vacant units for new tenants, ensuring they meet quality standards.
- Maintain safety protocols and adhere to hazard communication policies.
- Work flexible hours, including evenings and weekends, as required.
- Transport tools and materials between job sites as necessary.
- Participate in ongoing training to enhance technical skills and knowledge.
- Communicate effectively with residents, property staff, and vendors to fulfill maintenance requests.
Qualifications:
- 2-3 years of experience in HVAC and general facility maintenance.
- EPA Type II or Universal certification is mandatory.
- Valid driver's license is required.
Preferred Skills:
- Certified Pool Operator (CPO) credential is highly desirable.
- Associate or bachelor's degree in a relevant field is preferred.
- Bilingual (English/Spanish) skills are advantageous.
Knowledge and Abilities:
- Comprehensive understanding of HVAC systems and general maintenance practices.
- Ability to operate specialized tools for repairs and maintenance.
- Strong problem-solving skills and attention to detail.
- Effective communication skills, both verbal and written.
- Physical capability to perform tasks such as lifting and climbing.
This position requires adaptability and flexibility to support multiple properties and collaborate with diverse teams.
