Position Overview:
Macdonald & Company is seeking a seasoned professional for the role of Director of Asset Management. This pivotal position reports directly to the Senior Director of Asset Management and serves as the primary connection between ownership and third-party property management firms. The core aim of this role is to oversee all operational facets of the asset portfolio, ensuring superior asset performance and effective execution of business strategies.
Key Responsibilities:
- Drive asset performance by developing and executing strategic asset plans; manage property cash flow, along with significant repair and maintenance capital enhancements.
- Gain a comprehensive understanding of each property and its unique challenges, evaluate the execution of strategic initiatives, assess operational and management effectiveness, and pinpoint areas for enhancement. Supervise and coordinate strategic capital improvement initiatives executed by contractors and external vendors.
- Build and maintain robust relationships with operational partners to proactively address challenges and escalate concerns through internal and external communication channels when expectations are not fulfilled.
- Review and validate the accuracy of monthly and quarterly property-level financial reports against budget or proforma.
- Formulate and implement annual operating and capital budgets.
- In collaboration with the Compliance team, oversee compliance obligations and deadlines across various governmental agencies and programs.
- Uphold the terms of partnership agreements, loan documentation, regulatory agreements, and assorted property contracts.
- Facilitate communication and manage inquiries from investors, lenders, government entities, and other stakeholders.
- Assist the Construction Services and Acquisitions teams with ad-hoc coordination and communication as required.
- Conduct regular physical assessments of each asset and its competitive landscape within the portfolio.
Qualifications:
- A Bachelor's degree is required, ideally in Business, Finance, Real Estate, or related disciplines.
- 3-5 years of experience in real estate asset management and finance.
- Operational expertise in financial reporting and managing equity investments, particularly in essential housing.
- Strong analytical capabilities, with the ability to interpret complex data and propose solutions.
- Excellent communication and presentation skills to effectively engage with a diverse range of partners, agencies, and third-party managers.
- Ambitious with a strong desire for learning and career progression.
- Exceptional organizational skills; adept at managing time, focusing, and communicating with clarity.
- A sense of urgency, with an internal rhythm that drives purposeful action and adherence to deadlines.
- Proficiency in Microsoft Excel and Word.
- Willingness to travel as necessary.
