The ideal Cost Analyst will possess comprehensive knowledge of construction techniques and processes, enabling effective coordination with various vendors and subcontractors to secure optimal preconstruction pricing. You will be analytical and highly organized, ensuring thorough reviews of all project scopes and delivering precise budgets ahead of construction timelines.

Responsibilities

In your role as a Cost Analyst, you will support ongoing project operations and site objectives while ensuring adherence to regulatory and corporate standards for both market-rate and affordable construction initiatives. Your daily tasks may include:

  • Collaborating closely with architects and engineers throughout the design phases to identify cost-effective solutions for materials and scopes of work.
  • Analyzing project documents to propose cost-saving alternatives.
  • Preparing comprehensive bids and cost estimates that encompass all project aspects.
  • Evaluating project specifications and suggesting alternatives to provide additional cost-saving options.
  • Conducting site visits as necessary to gather information and assess project scopes.
  • Working in partnership with owner representatives to meet project objectives during the contracting phase.
  • Estimating required equipment, labor, costs, and quantities of materials for each project, including the need for specialized machinery.
  • Coordinating with team members to define project scopes and construction standards.
  • Assisting project managers in planning construction activities, detailing components such as labor, materials, and equipment.
  • Interpreting plans and specifications, performing takeoffs, and developing estimates from conceptual to detailed levels across various disciplines.
  • Marking up drawings as necessary to clarify work to be completed.
  • Helping establish job priorities based on contract guidelines.
  • Leading estimating efforts with minimal supervision.
  • Assessing site availability for essential services such as water and electricity.
  • Continuously tracking and enhancing estimating standards for accuracy and efficiency.

Requirements

  • A minimum of 5 years of experience in estimating or project management within multifamily residential construction.
  • A Bachelor's Degree in Construction Management or a related field.
  • A high school diploma or GED with 5-10 years of relevant experience.
  • Familiarity with current building codes and ADA regulations.
  • Experience in site construction, including precast, wood framing, and interior finishes.
  • A solid understanding of multifamily construction methods and practices.
  • Proficiency in alternative building methods and value engineering.
  • Competence in Microsoft Office Suite, including Excel, PowerPoint, Word, and Outlook.
  • Experience with Microsoft Project scheduling software.
  • Familiarity with Bluebeam and Procore for project and financial management.
  • Ability to work independently to establish pricing from early design phases to final budgets.
  • Review construction documentation and owner standards to create bidding scopes.
  • Experience in typical construction cost estimating and budgeting.
  • Capability to negotiate and execute subcontract agreements for all construction phases.
  • Strong organizational skills and the ability to manage time effectively.
  • Flexibility to adapt to varying work schedules based on project needs.

Location

The Cost Analyst will primarily operate from our corporate office, with occasional site visits throughout project lifecycles, requiring preparation for varying environmental conditions.
