Core Responsibilities:

Asset Oversight:

  • Manage the financial viability and operational integrity of a portfolio of affordable housing assets.
  • Formulate and execute asset management initiatives aimed at enhancing property value and ensuring enduring viability.
  • Perform routine financial evaluations, including cash flow forecasts, budget discrepancies, and performance indicators.
  • Ensure compliance with all relevant affordable housing regulations, including LIHTC, Section 8, and other applicable local, state, and federal guidelines.

Strategic Development:

  • Partner with executive leadership to devise and implement long-term strategies for the affordable housing portfolio.
  • Spot opportunities for property enhancements, refinancing, or sales.
  • Lead initiatives to secure additional funding or subsidies to bolster affordable housing projects.

Operational Leadership:

  • Collaborate closely with property management teams to guarantee effective daily operations.
  • Establish best practices for maintenance, tenant engagement, and lease administration.
  • Supervise capital improvement initiatives, ensuring timely and budget-compliant completion.

Risk Assessment:

  • Identify and address risks related to property operations, financing, and regulatory compliance.
  • Ensure comprehensive insurance coverage for all properties and maintain risk management protocols.

Qualifications:

Education:

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related discipline.
  • Master's degree is advantageous.

Experience:

  • 7-10 years of experience in asset management, particularly in affordable housing.
  • Proven track record in managing a varied portfolio of affordable housing properties.
  • Thorough understanding of affordable housing programs and regulations, including LIHTC, Section 8, and HUD standards.

Skills:

  • Exceptional financial analysis and modeling capabilities.
  • Familiarity with asset management software and tools.
  • Strong analytical and decision-making skills.
