Residential Property Accountant

Key Responsibilities:
As a Residential Property Accountant at Boston Pads, you will be responsible for managing bank accounts for rent, deposits, and making necessary disbursements to landlords, property management team, and maintenance vendors.
Accounting and Financial Management:
Maintain subcontractor files including W9s, certificates of liability, and setting up and maintaining the chart of accounts.
Prepare monthly financial reports & balance sheets and provide an analysis of operating expenses.
Prepare budgets based on expected rental income and maintenance costs.
Compliance and Risk Management:
Ensure the accuracy of the tenant ledgers and the general ledger.
Work with the property owner to ensure compliance with all loan and bond documents.
Supervise internal accounting controls and answer any questions or resolve disputes related to them.
Cash Flow and Collections:
Manage cash flow issues.
Oversee accounts receivables and act to collect any delinquencies.
Asset Management:
Manage the accounting for any fixed assets.
Forecast performance through short and long-term financial projections.
Compliance and Auditing:
Oversee or assist with auditing processes.
1099 Reporting after each year-end.
Work directly with owners and tax accountants to prepare documentation necessary for annual tax filings.
Requirements:
Bachelor's degree in accounting is preferred but not required.
An understanding of the real estate industry is highly desirable.
Experience with AppFolio or other property management software is preferred.
Our ideal candidate will have excellent organizational skills and the ability to communicate effectively.
