We are currently seeking a skilled Facilities Maintenance Manager to lead the maintenance operations for a multifamily residential community. Key Responsibilities:

  • Plan, organize, and oversee the daily activities of the maintenance team, including maintenance tasks, installations, repairs, service requests, property turnovers, and upkeep of common areas.
  • Recruit, train, and mentor maintenance personnel while ensuring adherence to company policies, procedures, and safety standards.
  • Conduct regular safety assessments of the property, rectify any hazardous conditions, and provide training on the proper handling of chemicals, tools, and equipment.
  • Participate in departmental meetings and community events, leading safety discussions and team meetings.
  • Collaborate with vendors and contractors for installation, maintenance, and repair projects.
  • Manage departmental budgets, ensuring all projects and schedules align with financial guidelines.
  • Draft specifications for significant planned projects, negotiate and solicit bids from contractors and vendors, and evaluate vendor work for quality and compliance.
  • Procure maintenance supplies and materials efficiently, ensuring adequate inventory levels are maintained.
  • Assign and monitor service requests to ensure timely completion by the team.
  • Ensure that property turnovers and maintenance projects meet the company's quality standards.
  • Utilize Yardi Mobile to track and update all assigned service requests until completion.
  • Provide troubleshooting support and training to maintenance staff on various technical issues related to specific trades.
  • Adhere to all safety policies and ensure a secure working environment for all employees.
  • Comply with OSHA regulations and applicable federal, state, and local laws regarding health, safety, and environmental standards.

Qualifications:

  • A minimum of 5 years of relevant maintenance experience, with property management experience preferred.
  • Demonstrated ability to supervise and lead a large team effectively.
  • Advanced knowledge and experience in essential trades such as electrical, plumbing, HVAC, carpentry, and appliance repair.
  • Preferred certifications include HVAC and EPA.
  • Strong communication skills for effective interaction with management, team members, vendors, and residents.
  • Proficient in the use of hand and power tools, as well as basic machinery repair.
  • Basic computer skills, including the ability to operate mobile devices and PCs.
  • Valid driver's license required for vehicle operation.
  • Availability for on-call assignments and emergency work as needed.
