Key Responsibilities

The Maintenance Manager plays a crucial role in ensuring the overall functionality and safety of the property. This position is dedicated to fostering a positive living experience for residents while overseeing all maintenance operations. Key responsibilities include:
  • Assessing the property's physical condition and addressing any hazardous situations promptly.
  • Managing the preparation of units for new residents.
  • Implementing an efficient system for addressing resident maintenance requests.
  • Conducting timely make-ready processes and performing regular preventative maintenance on all equipment.
  • Diagnosing issues and executing repairs as outlined in the maintenance checklist.
  • Overseeing the inventory of maintenance supplies and ensuring 24/7 emergency maintenance availability.
  • Maintaining detailed records related to service requests, preventative maintenance, safety protocols, and major equipment repairs.
  • Conducting inspections and submitting reports to management within specified timeframes.
  • Assisting with the relocation or repair of appliances and furniture as necessary.
  • Ensuring cleanliness and organization in maintenance and storage areas, while securing all tools and equipment.
  • Adhering to the company’s dress code and maintaining a professional appearance.
  • Complying with all relevant regulations and company policies.
  • Following safety guidelines, including OSHA and Fair Housing compliance.
  • Supporting team members in various property management tasks.
  • Monitoring and managing the community budget effectively.
  • Conducting move-out inspections promptly.
  • Assigning team members to follow up with residents regarding service requests.
  • Participating in ongoing training as required.
  • Performing additional duties as assigned.
Compensation: $34 - $36/hr., based on experience
