ROLE OVERVIEW:

As a Facilities Maintenance Leader, you will play a vital role in maintaining the high standards of our properties, ensuring that residents enjoy a comfortable and well-kept living environment. You will oversee the maintenance operations, supervising a diverse team and making critical decisions, particularly during after-hours emergencies.

This dynamic position is ideal for individuals passionate about property management and committed to enhancing the aesthetics and functionality of real estate. Successful performance in this role may lead to advancement opportunities within the organization.

KEY RESPONSIBILITIES:

PROPERTY MAINTENANCE

  • Conduct, schedule, and oversee maintenance repairs across the property.
  • Implement and monitor preventative maintenance programs.
  • Maintain a flexible schedule to address after-hours and weekend emergency maintenance needs.

OPERATIONS MANAGEMENT

  • Utilize property management software to track and manage service requests.
  • Develop and manage budgets while keeping an accurate inventory of maintenance supplies.
  • Ensure compliance with safety standards and company policies.

TEAM LEADERSHIP & CUSTOMER SERVICE

  • Lead and inspire a diverse maintenance team to achieve success.
  • Provide constructive feedback and facilitate team development.
  • Deliver exceptional customer service to all residents.

QUALIFICATIONS:

  • Minimum of three years of hands-on experience in apartment or building maintenance.
  • Strong expertise in plumbing, electrical systems, HVAC, carpentry, and appliance repair.
  • HVAC-EPA (Type II) or EPA Universal certification is mandatory.
  • Certified Pool Operator (CPO) certification is preferred; candidates without it must obtain it within 90 days of hire.
  • Ability to interpret and manage budgets effectively.
  • Prior supervisory experience is essential.
  • Familiarity with property management software such as Yardi is advantageous.
  • A high school diploma or equivalent is required.
  • Proficiency in English, both written and verbal.
  • Experience with Microsoft Outlook, Word, and Excel.
  • Exceptional customer service skills, including the ability to handle challenging situations.
  • A valid driver’s license and reliable transportation are necessary.
  • Availability for on-call duties and responsiveness to after-hours emergencies.
  • Willingness to work a flexible schedule, including weekends and holidays.

*The First-Year Bonus, less usual deductions, will be divided into two equal payments: the first payment following the completion of 90 days of employment, and the second payment following the completion of 1 year of employment.

Estimated Rate of Pay:

$28.61 per hour

This position is non-exempt; the range above reflects hourly rates.
