Position Summary:
The Maintenance Supervisor is tasked with overseeing and coordinating the activities of maintenance personnel and external contractors responsible for the upkeep and repair of building structures and grounds. This role is essential for ensuring that our properties are maintained to the highest standards.


Key Responsibilities:
• Supervise maintenance staff and external contractors in tasks such as apartment renovations, service requests, structural repairs, and grounds maintenance.
• Solicit and evaluate bids from external contractors, presenting them to management for approval.
• Manage inventory by ordering and receiving supplies, appliances, and equipment from vendors.
• Coordinate and inspect work performed by outside vendors to ensure compliance with specifications and quality standards.
• Conduct inspections of facilities and equipment to assess service needs and required equipment.
• Develop and adjust work procedures to meet production schedules effectively.
• Recommend improvements in working conditions and equipment usage to enhance crew efficiency.
• Assist the Property Manager in planning and managing the maintenance budget.
• Participate in after-hours and emergency coverage as needed.


Qualifications:
• Minimum of 2 years of relevant experience in property management as a Maintenance Supervisor for properties with over 250 units.
• HVAC universal certification is required.
• Experience with Yardi software is preferred.
• Proficiency in all trades is essential.
• Strong written and verbal communication skills are necessary.
• Previous supervisory experience is mandatory.
• A valid driver's license and auto insurance are required.
• Availability to work weekends and overtime as necessary.


Compensation:
Salary is competitive and commensurate with experience. The compensation package includes a 401(K) match, rental incentives, bonuses, and other benefits based on location. Full-time employees working 30-40 hours per week are eligible for medical, dental, vision, and other voluntary benefits, along with vacation and sick time accrual in accordance with applicable laws.
