Position Summary:

The Vice President of Property Tax Valuations & Appeals is responsible for reducing property tax liabilities associated with Brookfield's assets. This role involves a thorough examination of the property tax landscape and departmental operations, focusing on all elements of real and personal property tax reporting, assessments, appeals, and compliance oversight concerning income and expense documentation and rent rolls submitted to tax authorities. Furthermore, this position plays a crucial role in delivering property tax forecasts to the Development and Acquisitions teams as they explore and finalize new investments.

Key Responsibilities:

  • Lead all property tax assessments and appeals, ensuring the correct application of property tax regulations across the organization to effectively mitigate liabilities and risks. Stay updated on property tax legislation and procedural changes across various jurisdictions. (45%)
  • Compile and evaluate annual assessments, income and expense reports, cost models, and sales data for assigned assets to identify potential property tax appeal opportunities.
  • Guarantee the timely preparation and submission of property tax appeals to avoid missed opportunities.
  • Represent Brookfield in property tax hearings across different jurisdictions, advocating for the company in discussions with assessors, assessment appeal boards, and tax courts as necessary. (35%)
  • Develop and present property tax budgets and forecasts for assigned assets. (20%)
  • Collaborate with team members within the Property Tax Department and other departments, including Accounting, FP&A, Asset Management, Fund Management, and Senior Management.

Qualifications:

  • A bachelor's degree in Accounting, Finance, or a related discipline is required.
  • 7-10 years of managerial experience is essential.
  • 10-15 years of expertise in property tax appeals, including direct representation across multiple jurisdictions and property classes.
  • 10-15 years of experience in Property Tax and related departmental processes.
  • 10-15 years of training and experience in Real Property Valuation.
  • A solid technical background in ad valorem taxation of real and/or personal property and property tax accounting.
  • 10-15 years of experience in appraisal/valuation of real property.
  • Experience in preparing property tax appeals.
  • 10-15 years of familiarity with Federal, State, and Local Taxes and their implications on property tax.
  • Preferred certifications include IAAO, AI, and IPT.
