Role Overview:
We are seeking a skilled maintenance supervisor to oversee the daily maintenance operations and physical condition of the assigned property. This role ensures compliance with Avenue5 policies and standards, as well as adherence to all local, state, and federal regulations.

The maintenance supervisor will:

- Ensure compliance with the company’s risk management program.
- Manage financial responsibilities related to the property budget.
- Collaborate with the maintenance team to fulfill daily maintenance tasks, including service requests and unit preparation standards.

- Monitor and track service request progress while identifying recurring maintenance issues.
- Address maintenance-related concerns promptly and professionally, in accordance with Avenue5 policies.

- Conduct various maintenance tasks, including repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as per state guidelines.

- Perform general carpentry tasks such as wallboard repair, countertop replacement, finish carpentry, window repair, door repair, and ceramic tile work.

- Engage in proactive preventative maintenance activities, including siding, painting, lighting, and more.

- Ensure the accuracy of work order systems by verifying timely completion to company standards and resident satisfaction.

- Conduct daily inspections of property grounds, buildings, and common areas to uphold safety and cleanliness standards.

- Oversee property emergencies, including inclement weather and other urgent situations.

- Maintain effective communication with the maintenance supervisor and property manager regarding all maintenance issues.

- Promote safety and risk management in line with local, federal, state, and company regulations.

- Monitor response times for emergency maintenance assignments and participate in on-call rotations as necessary.

- Foster positive relationships with residents and ensure high standards of cleanliness and curb appeal.

- Conduct pre-move in and post-move out inspections and ensure timely completion of unit turns.

- Mentor the maintenance team and uphold a professional demeanor at all times.

- Administer the company’s risk management program and complete special projects as assigned.

- Collaborate with the property manager to ensure compliance with company, ownership, state, and federal policies.

- Participate in weekly property walks with leadership to address operational challenges.

- Ensure maintenance costs align with the property budget and provide input for future budget considerations.


Qualifications:
- High school diploma or equivalent required.
- Minimum of three years of experience in property management.
- At least one year of supervisory experience in maintenance.
- General maintenance and carpentry skills required.
- Experience with midrise properties preferred.
- Familiarity with properties undergoing renovations is a plus.
