Job Overview

POSITION: Leasing Community Intern

COMPENSATION: Non-exempt / hourly

SUMMARY

The Leasing Community Intern plays a crucial role in delivering exceptional customer service and fostering a welcoming environment for residents. This position requires teamwork and collaboration to achieve the goal of maintaining full occupancy through resident retention, leasing available units, and preparing for future leasing opportunities.

KEY RESPONSIBILITIES (Including but not limited to)

  • Act as a representative of outstanding customer service by consistently exceeding expectations for residents.
  • Handle administrative tasks at the front desk efficiently.
  • Engage in training programs as required.
  • Utilize effective leasing techniques by:
    • Warmly welcoming prospective residents
    • Managing incoming leasing inquiries
    • Identifying needs and preferences of potential residents
    • Professionally showcasing the community and available apartments
    • Employing feature/benefit selling strategies
    • Successfully closing leasing transactions
    • Conducting follow-ups with leads
  • Complete all necessary lease applications and maintain accurate lease documentation.
  • Achieve certification in the leasing process through third-party evaluations.
  • Stay informed about market trends and conditions by conducting competitive analysis and attending training sessions.
  • Ensure cleanliness and organization of the tour path to create a positive first impression.
  • Exhibit a positive and professional demeanor with team members, residents, and vendors.
  • Assist in organizing community events and activities.
  • Support various community projects as directed by the Community Manager.
  • Participate in required training sessions.
  • Be available for on-call responsibilities as needed.
  • Work flexible hours, including evenings and weekends.

QUALIFICATIONS

  • High school diploma or equivalent.
  • Enrollment in a degree program at an accredited institution, with a minimum of 6 credit hours.
  • Completion of at least one year of study at the accredited institution.
  • Maintenance of a minimum 2.5 cumulative GPA, subject to annual verification.
  • Current or future leaseholder of the community.
  • Residence on the designated community floor as assigned.
  • Ability to lift up to 40 lbs.
  • Possession of a valid driver's license.
  • Availability for approximately 20 hours of work per week.
  • Willingness to work evenings and weekends.
  • Commitment to embodying the company culture and core values.

WORK ENVIRONMENT

The work environment is representative of the conditions encountered while performing essential job functions. Reasonable accommodations may be made for individuals with disabilities. The intern will work both indoors and outdoors across various property areas, including amenities, with frequent exposure to outdoor elements.

PHYSICAL DEMANDS

Physical demands include the ability to use hands for various tasks, stand, walk, reach, and perform physical activities such as climbing or stooping. The intern must be able to access all areas of the property and work in varying weather conditions. Lifting, carrying, or maneuvering weights of up to 40 lbs is required.
