Job Summary

HANAC, Inc. is seeking a highly skilled Certification Specialist to join our team. As a key member of our operations team, you will be responsible for ensuring the smooth administration of our HUD subsidized senior apartment building and Rent Stabilized LIHTC Property.

Key Responsibilities
  • Recertification Process: Oversee the annual recertification process for tenants to ensure continued eligibility.
  • HUD Subsidized and Low-Income Tax Credit Units: Manage and oversee HUD subsidized and low-income tax credit units, ensuring compliance with all regulations.
  • Tenant File Preparation: Prepare tenant files for HUD MOR readiness and maintain accurate records.
  • EIV File Management: Maintain all EIV files and reports, ensuring timely submission.
  • Annual Owner Certifications: Prepare annual owner certifications and HOME annual owner certification.
  • Regulatory Agency Compliance: Schedule and oversee annual management reviews/site visits from regulatory agencies, including Enterprise, HUD, HDC, HCR, HPD, and DHS.
  • Tenant Orientation: Instruct new tenants on apartment use, building regulations, and common space guidelines.
  • Reporting and Filings: Prepare and submit required monthly, quarterly, and annual reports and filings to owner, supervisory, and regulatory agencies.
  • Budgeting: Prepare annual budgets as needed.
  • Occupancy-Related Issues: Document and address tenant complaints, damages, and needed repairs.
  • Maintenance and Inspections: Create work orders, conduct annual inspections, and record findings in the maintenance module.
  • Emergency Situations: Respond to emergency situations, including working evenings as needed.
Requirements
  • Education: High School Diploma/GED equivalency.
  • Computer Literacy: Proficient in computer software, including Yardi/Voyager.
  • Knowledge of Regulations: Familiarity with HUD, DHCR, HDC, HPD, and Rent Stabilized Rules and Regulations.
  • Supervisory Skills: Ability to work with multi-ethnic seniors, demonstrate compassion and confidence, and possess team building and personnel supervisory skills.
  • Language Skills: Bilingual skills in Greek, Spanish, Chinese, or Korean are a plus.
  • Property Management Software: Experience with Property Manager Software, especially Yardi, is a plus.
Salary and Benefits
