Role Overview:

The Residential Sales Advisor is responsible for managing the daily operations of a Welcome Home Center. This role involves engaging with clients, processing sales agreements, and finalizing home sales, all aimed at ensuring customer satisfaction.

Key Responsibilities:

  • Establish rapport with visitors to identify their home buying preferences using our established sales approach.
  • Generate and convert leads through self-initiated efforts or referrals, ensuring alignment with company sales strategies.
  • Engage with the local community to cultivate leads from real estate professionals, referrals, and personal outreach.
  • Acquire comprehensive knowledge of the competitive landscape, including product offerings, site details, local community insights, marketing strategies, and demographic trends.
  • Implement a customer generation strategy that includes weekly targets: 10 new customers, 5 initial meetings, 2 follow-up meetings, and achieving 1 net sale, all focused on customer satisfaction.
  • Guide visitors through the Welcome Home Centers, model homes, and available inventory, addressing inquiries and providing detailed information about the community and home features.
  • Ensure consistent communication with customers from the initial interaction through the purchase and financing process, maintaining accurate records of all communications.
  • Participate in weekly sales meetings to review neighborhood performance and sales tactics.
  • Track daily customer traffic using designated company tools.
  • Compile data and prepare reports for management review as needed.
  • Maintain the condition of the Welcome Home Center, model homes, and inventory, coordinating with staff to address maintenance issues promptly.
  • Engage in homeowner meetings and orientations as required.
  • Cross-train on other communities within the division as necessary.
  • Possess an iPad 2 or newer with 3G capability.

Qualifications:

  • High School diploma or GED required; college degree preferred.
  • A minimum of 2 years of proven experience in new home sales or commission-based real estate sales.
  • Valid driver's license with a clean driving record.
  • Current auto insurance coverage.
  • Strong verbal and written communication skills.
  • Intermediate to advanced proficiency in Microsoft Word and Excel.
  • Ability to prepare documentation and perform contract calculations accurately.

Interactions:

This role involves daily communication with various division personnel, external agencies, business partners, consultants, and homeowners, requiring resourcefulness, patience, and clarity.

Physical Requirements:

The position may involve some office tasks that require occasional bending, stooping, reaching, lifting, and moving materials weighing up to 25 pounds. Finger dexterity is necessary for operating a computer keyboard and calculator. The ability to drive a vehicle is also required.
