Your Role as a Residential Sales Advisor:

We are looking for a Residential Sales Advisor to oversee the daily functions of a Welcome Home Center. This role involves engaging with clients, managing sales agreements, and finalizing home purchases to ensure customer satisfaction.

Key Responsibilities:

  • Connect with visitors to build rapport and assess their home buying preferences using our established sales approach.
  • Utilize self-generated or referred leads to sell, process, and finalize home transactions in alignment with company objectives.
  • Explore the local market to generate leads through Realtor partnerships, referrals, and personal outreach.
  • Acquire comprehensive knowledge of the competitive landscape, including product offerings, community features, marketing strategies, and demographic insights.
  • Implement a customer generation strategy that includes weekly targets: 10 new leads, 5 initial meetings, 2 follow-ups, and 1 successful sale, all aimed at ensuring customer satisfaction.
  • Guide visitors through the Welcome Home Centers, model homes, and available inventory, addressing inquiries and providing detailed information about the community and home features.
  • Maintain consistent communication with clients from the first interaction through the purchase and financing stages, ensuring a smooth closing process and post-closing support. Keep accurate records of all communications.
  • Engage in weekly sales meetings to review neighborhood performance and strategize sales initiatives.
  • Track daily customer traffic using designated company tools.
  • Compile data and prepare reports for management review as needed.
  • Ensure the upkeep of the Welcome Home Center, model homes, and inventory, coordinating with staff to address maintenance issues promptly.
  • Participate in homeowner meetings and orientations as required.
  • Be prepared to cross-train in other communities within the division as necessary.
  • Possess an iPad 2 or newer with 3G capability.

Qualifications:

  • High School diploma or GED required; college degree preferred.
  • A minimum of 2 years of proven experience in new home sales or commission-based real estate.
  • Valid driver's license with a clean driving record.
  • Current auto insurance coverage.
  • Strong verbal and written communication skills.
  • Intermediate to advanced proficiency in Microsoft Word and Excel.
  • Ability to prepare documentation and perform contract calculations accurately.

Interactions:

Daily engagement with various division personnel, external agencies, business partners, consultants, and homeowners. Regular interaction with the public, requiring resourcefulness, patience, clarity, and tact.

Physical Requirements:

This role may involve some office tasks that require occasional bending, stooping, reaching, lifting, and moving materials weighing up to 25 pounds. Finger dexterity is necessary for operating a computer and calculator. Ability to drive a vehicle is essential.
