Position Overview: Full-Time Facilities Operations Supervisor

Key Responsibilities: You will oversee the cleanliness and essential maintenance of all properties, which includes managing and executing custodial tasks, apartment turnovers, grounds upkeep, and basic maintenance such as carpentry, plumbing, electrical repairs, and preventive maintenance. The Facilities Operations Supervisor will also supervise other maintenance personnel.
  • Train, mentor, and oversee maintenance staff, including assigning and reviewing work while providing guidance on methods, procedures, and objectives.
  • Complete work orders and conduct inspections of common areas to ensure cleanliness and orderliness.
  • Develop a preventive maintenance schedule for each property, conduct monthly inspections of all owned buildings and units, identify deficiencies, and implement repairs.
  • Provide recommendations for significant improvements and expenditures, ensuring all buildings and systems are functioning properly.
  • Manage supply and equipment inventory, place orders as needed, recommend purchases, and assist in processing invoices and purchase orders within budget constraints.
  • Oversee the turnover of units and apartments, including maintenance, cleaning, and painting.
  • Conduct monthly inspections of gutters and downspouts on all buildings and clean HVAC filters, while maintaining the company vehicle.
  • Respond to building emergencies across all properties.
  • Maintain a comprehensive understanding of contractors and suppliers, their service schedules, and the availability of supplies. Coordinate contractor services, including inspecting work to ensure compliance with standards. Make recommendations and develop specifications for the scope of work.
  • Ensure adherence to standard safety protocols and procedures. Responsible for 24-hour emergency maintenance, including after-hours on-call scheduling and participation.
Qualifications:
  • High school diploma or equivalent required.
  • HVAC (CFC) Certification required; OSHA Certification preferred.
  • A minimum of three years' experience in building and grounds maintenance.
  • Valid driver's license; must have access to a vehicle.
  • Possession of tools necessary to complete assigned tasks.
  • Preferred: 2+ years of supervisory experience within a maintenance team.
