Residential Apartment Maintenance Specialist
Key Responsibilities:
- Efficiently address service requests.
- Prepare units for new occupants.
- Perform painting and cleaning of vacant apartments.
- Possess foundational skills in general repairs, maintenance, plumbing, electrical work, drywall, appliance repair, carpentry, HVAC, and painting, ideally acquired through formal education and practical experience.
- Maintain outdoor areas and swimming pools.
- Exhibit strong attention to deadlines and details.
- Capable of managing a physically demanding workload.
- Troubleshoot and resolve service requests.
- Familiarity with maintenance and repair tools.
- Participate in on-call duties as needed.
- Conduct equipment maintenance.
- Reliable transportation is essential.
- Regularly inspect the property and report any safety hazards promptly.
- Minimum of 2 years of experience in residential property maintenance and repair.
- Communicate effectively both verbally and in writing.
- Ability to handle multiple tasks simultaneously.
The ideal candidate will have a minimum of 2 years of relevant experience in residential property maintenance and repair, including plumbing, electrical work, appliance repair, carpentry, and painting, supported by formal education or hands-on training. The Maintenance Specialist will report directly to the Maintenance Supervisor.
Qualifications:
A high school diploma or equivalent is required. Two years of experience as a residential property maintenance technician and at least eighteen months of additional training or education beyond high school in general apartment maintenance and repair, including HVAC maintenance, is preferred to ensure the ability to identify electrical, plumbing, and mechanical issues.
Physical Requirements and Working Conditions:
Ability to lift and carry materials, operate various equipment, and work in diverse weather conditions. Occasional exposure to hazardous materials related to maintenance tasks, including chemicals.
Willingness to work overtime, be available for emergencies, and potentially work weekends and holidays. Collaboration with team members is essential. Manual dexterity is required for operating hand and power tools. Must be able to lift up to 50 pounds without assistance. A valid driver's license and a clean driving record may be required.
