The Lease Management Analyst will oversee leasing operations and monitor project deliverables by leveraging established reporting tools within the Siterra Lease Management or other Project Management Systems. This role requires collaboration with various functional departments to ensure effective project management and support throughout the lease life cycle, from initial negotiations to lease execution and ongoing management.

Key Responsibilities:

  • Maintain comprehensive knowledge of customer contracts and pricing structures to ensure accurate inclusion of fees and pricing in lease agreements.
  • Build and sustain strong relationships with customer representatives; address issues promptly and accurately while providing exceptional customer service.
  • Coordinate the leasing process with all relevant functional teams, including Asset Management, Legal, Operations, Finance, and Sales.
  • Keep daily updates, project plans, and schedules current.
  • Prepare all necessary tenant leasing documents for execution, including license agreements, amendments, and memorandums as needed.
  • Ensure compliance with all contractual obligations throughout the leasing process.
  • Review and summarize tenant agreements for essential business terms to ensure lease compliance, facilitate tenant billing, and record appropriate financials.
  • Identify and analyze key business terms for tenant leases on acquired properties.
  • Audit lease documents to verify billing or payment history, identify necessary adjustments, complete supporting paperwork, and communicate analysis results.
  • Input critical lease data points and billing/payment information into Siterra or other Project Management Systems, ensuring accuracy and timeliness.
  • Guarantee the accuracy of all lease data captured in the lease administration database.
  • Manage calculations for revenue share payments, volume discounts, and anchor tenant discounts.
  • Oversee key lease dates and financial terms, including rent commencements, lease expirations, renewals, rent increases, and tenant discounts.
  • Review monthly Quality Control (QC) reports for discrepancies, making necessary corrections in the leasing database.
  • Analyze workload reports and/or trackers to prioritize assignments effectively.
  • Examine exception reports and program outputs to ensure accuracy in lease data fields.
  • Identify and discuss exceptions with peers and escalate to management as needed; propose solutions to rectify exceptions and prevent future occurrences.
  • Exhibit initiative and a sense of urgency in daily responsibilities by meeting or exceeding deadlines.

Working Conditions:

This position operates in a standard office environment, requiring daily standing, sitting, and walking. The role supports a hybrid work schedule.

Qualifications:

  • Bachelor's degree or equivalent experience is required.
  • A minimum of 3 years of experience in the wireless communication industry and/or real estate is preferred.
  • Bilingual skills are a plus; proficiency in Spanish is preferred but not mandatory.
  • Proficient in Microsoft Office Suite, including Excel, Outlook, Word, and PowerPoint.
  • Demonstrated ability to manage multiple tasks with high flexibility and quick response times.
  • Effective in an entrepreneurial environment, capable of working independently and collaboratively within a team.
  • Detail-oriented with strong analytical capabilities.
  • Excellent written and verbal communication skills, with the ability to present ideas clearly and effectively.
