POSITION SUMMARY

The Project Manager at Westwood Contractors Inc. plays a pivotal role in delivering exceptional construction services to clients by efficiently overseeing assigned projects. The expectation is to complete projects within the designated timeline and budget, ensuring both client satisfaction and the financial goals of Westwood are achieved. This role encompasses the management of multiple construction projects from the initial bid award through to project closeout, including any necessary services during the warranty period. Key responsibilities include overseeing all financial aspects of the project, achieving critical objectives such as subcontract negotiation, project scheduling, and managing payments to subcontractors and clients.

To excel, the Project Manager must possess and apply the necessary project management competencies, which include advising clients, motivating the project team, ensuring company profitability, and ultimately achieving high levels of client satisfaction.

ESSENTIAL KNOWLEDGE, SKILLS, AND ABILITIES

The ideal candidate will have advanced knowledge of construction practices relevant to all trades and an understanding of the scope of work for assigned projects. Proficiency in blueprint reading and familiarity with industry standards for managing RFIs, submittals, and change orders is required. The candidate should also be adept at utilizing current construction management technologies and adapting to new tools as they emerge. Strong verbal and written communication skills, along with negotiation and customer relations abilities, are crucial. The successful applicant must be organized, detail-oriented, and capable of managing interruptions while delivering accurate results. The ability to work under tight deadlines and handle high-stress situations is vital for meeting the expectations of both leadership and clients.

KEY RESPONSIBILITIES

  • Bid Package Evaluation: Conduct thorough reviews of owner and subcontractor bid packages to determine project requirements.
  • Subcontractor Oversight: Solicit pricing, negotiate terms with subcontractors, and issue contracts and purchase orders, ensuring all necessary documentation is secured.
  • In-House Estimation: Prepare internal take-offs as needed to support accurate project estimation.
  • Schedule Management: Develop, monitor, and enforce the project schedule through effective coaching and coordination.
  • Site Inspections: Regularly visit construction sites to ensure adherence to safety practices and compliance with contract specifications.
  • Coordination of Owner-Supplied Items: Manage the release of owner-supplied items and identify long lead items to ensure timely deliveries.
  • Financial Oversight: Review and approve subcontractor payment requests and initiate change orders as necessary.
  • Client Engagement: Provide weekly updates and reports to clients, maintaining effective communication and addressing any concerns.
  • Closeout Documentation: Prepare and submit closeout packages for final payments to suppliers and subcontractors, as well as client billings.
  • Cost Management: Regularly monitor job costs, reconcile work-in-progress expenses, and promptly inform management of any budget variances.
  • Team Leadership: Support and coach the field management team in their daily operations to enhance overall project productivity.
  • Contract Management: Oversee all contract administration for subcontractors, documenting any performance issues and taking necessary actions.
  • Vendor Payment Review: Evaluate and approve all vendor payment requests to ensure financial accuracy and transparency.

EDUCATIONAL REQUIREMENTS

A Bachelor's degree in Construction Management or an Associate's degree with substantial experience in managing construction projects is required. A Project Management Certification is highly preferred. Candidates should have a minimum of 5 years of experience in construction management across multiple trades.

COMPENSATION PACKAGE

The compensation package includes a competitive base salary, PTO/vacation days, medical allowance, dental and vision coverage, life insurance, short- and long-term disability, 401(k), and a bonus program, along with educational assistance up to $1,000 per course.
