Job Summary: As a Real Estate Development Manager at GRE, you will play a pivotal role in shaping our projects from concept to completion. You'll collaborate with cross-functional teams, including architects, engineers, contractors, and local authorities, to bring our vision to life. Responsibilities:

  • Project Management:

    • Oversee the entire development process, from site acquisition to project delivery.
    • Develop and manage project budgets, timelines, and resources.
    • Coordinate with internal and external stakeholders to ensure seamless execution.
  • Market Research and Feasibility:

    • Conduct market analysis to identify investment opportunities.
    • Evaluate feasibility studies, financial models, and risk assessments.
    • Stay informed about industry trends, zoning regulations, and economic factors.
  • Site Selection and Due Diligence:

    • Identify potential development sites.
    • Conduct due diligence, including title searches, environmental assessments, and permitting requirements.
    • Negotiate land acquisitions and manage legal processes.
  • Financial Analysis and Funding:

    • Prepare financial pro formas and investment memos.
    • Secure project financing through equity partners, lenders, or other sources.
    • Monitor project cash flow and financial performance.
  • Design and Construction Oversight:

    • Collaborate with architects and designers to create compelling project concepts.
    • Manage the design development process.
    • Monitor construction progress, quality, and adherence to plans.
  • Community Engagement:

    • Engage with local communities, neighborhood associations, and public officials.
    • Present project proposals at public meetings.
    • Address community concerns and build positive relationships.

Qualifications:

  • Bachelor's degree in Real Estate, Urban Planning, Business, or related field (Master's preferred).
  • 7+ years of experience in real estate development, preferably with a focus on [specific property types].
  • Strong financial acumen and proficiency in financial modeling.
  • Excellent communication and negotiation skills.
  • Ability to multitask, prioritize, and adapt to changing project needs.
  • Familiarity with local zoning codes, permitting processes, and land use regulations.
