Job Overview

Position Summary

The Facilities Maintenance Specialist is responsible for ensuring that the property is kept in a safe, appealing, and hygienic condition while providing assistance in various maintenance tasks as required.

Key Responsibilities

A. Corrective Maintenance

1. Address service requests according to work orders, adhering to company protocols:

  1. Enter premises at the resident's convenience, if feasible.
  2. Conduct necessary repairs.
  3. Ensure thorough cleanup post-repair.
  4. Monitor apartment conditions and report any anomalies.
  5. Leave a notification regarding work completed in the apartment.

2. Support apartment preparation procedures:

  1. Paint as needed.
  2. Clean carpets, windows, and appliances.
  3. Service appliances, plumbing, and electrical fixtures.
  4. Repair or replace outdated or defective components.
  5. Inspect locks.
  6. Replace burnt-out light bulbs.
  7. Report any unusual issues.

B. Preventive Maintenance

1. Conduct regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment:

  1. Assess appearance and cleanliness.
  2. Look for structural cracks.
  3. Identify excessive wear.
  4. Check for faulty components.

2. Perform repairs or replacements as needed, with maintenance supervisor approval.

3. Adhere to and maintain the Preventive Maintenance Schedule established for the property.

C. Emergency Maintenance

  1. Provide on-call maintenance services for evening, weekend, and holiday emergencies.
  2. Possess knowledge of power, water, and gas shut-off locations, clean-out traps, fire extinguishers, and fire hydrants.
  3. Be familiar with emergency contact numbers.
  4. Follow all company emergency protocols.

D. Additional Duties

  1. Assist in maintaining an inventory of tools, equipment, and supplies.
  2. Clear snow during winter months.
  3. Mow, edge, and trim grass during the growing season.
  4. Collect litter on the property.
  5. Report all required repairs to the maintenance supervisor.
  6. Assist with other maintenance tasks as necessary.
  7. Participate in all training sessions provided by management.
  8. Wear uniform during all working hours.
  9. Provide personal small tools for job duties.
  10. Prepare logs and reports according to corporate policies.
  11. Be willing to assist at other properties as needed.
  12. Repair and maintain company-owned equipment.
  13. Perform swimming pool maintenance as required.
  14. Maintain a friendly and helpful demeanor towards all residents.
  15. Carry out any other responsibilities assigned by the Maintenance Supervisor or Property Manager.
