The role youll contribute: The Property Manager is a real estate professional who is responsible for leasing, maintenance and image of AdventHealths commercial office buildings and actively participates in outstanding customer service and accepts responsibility in maintaining relationships that are equally respectful to all. The Property Manager will utilize the Assessing, Planning, Implementing and Evaluating (APIE) Process. She/he will also adhere to the AdventHealth Corporate Compliance Plan and to all rules and regulations of all applicable local, state and federal agencies and crediting bodies. The Property Manager will act as a liaison for problem resolution when problems arise in the medical practice locations related to leases. Interact with vendors, contractors, architects, and various departments within the AdventHealth system and persons to keep the day-to-day activities of the medical office practices running smoothly
The value youll bring to the team:
- Acts as a liaison with external fair market valuators and will furnish requested data to perform FMV analyses
- Proactively identifies opportunities and recommends options for standardizing and / or improving the accuracy of medical office practice leases/timeshares
- Identify areas of potential risk, under-performance and coordinate action plans in collaboration with leadership; including monitoring lease renewals and expirations to be addressed promptly
- Identify open space and/or space utilization opportunities to ensure maximum use of leased space.
- Lease/timeshare negotiation/creation negotiate and create lease/timeshare documents that abide by all Stark Laws and are in accordance with AHS Corporate Compliance Guidelines.
- Lease/timeshare contract administration enforce the terms of leases/timeshares with each landlord/tenant.
The expertise and experiences youll need to succeed:
Minimum qualifications:
- Three years of commercial property management experience.
- Lease negotiation, creation and administration
- Real estate license
Preferred experience:
- Medical real estate knowledge and experience
- Commerical Real Estate income statement
