JOB DUTIES AND RESPONSIBILITIES include, but are not limited to the following:

Direct Lending to Builders and Developers:

  • Attends home builder association meetings and direct meetings with Bank customers and potential customers.
  • Develops business and originates construction loan opportunities in addition to assisting SVP with existing portfolio.
  • Conducts market research for potential lending opportunities.
  • Evaluates creditworthiness, liquidity and net worth of customer/guarantors and determines ability to service proposed debt.
  • Prepares term sheets for potential lending opportunities.
  • Ensures that all compliance requirements are met for loans prior to closing
  • Provide underwriters with all relevant documentation to secure loan approval.
  • Prepare commitment letters upon loan approval; and ensure that closing conditions are met prior to closing.
  • Accountability for all portfolio management functions, including overseeing construction disbursements and ensuring compliance with loan covenants.
  • Ensuring adequate file documentation including file comments, maturity extensions, and approval memoranda for changes in terms.
  • Maintains an up-to-date knowledge of construction lending policies and procedures as well as construction industry related information.
  • Responds promptly and professionally to all internal and external communications.
  • Provides an outstanding customer experience to Salem Five customers and prospects.
  • Ability to demonstrate a high level of proficiency with Salem Five's digital technology offering
  • Proficient utilizing desktop applications such as MS Office (Excel, Word, Exchange)
  • Proficient utilizing the Internet (mobile and desktop) to search and locate information
  • Embrace new and emerging technologies to support operations and customers through flexibility and the ability to learn and adapt to change
  • Demonstrates compliance with banking business laws and regulations as defined in company policies and procedures pertinent to the position.
  • Perform special projects as requested by management including, but not limited to areas involving systems, issues, and documentation.
  • Regular attendance is essential to this position.
  • Assumes additional responsibilities as requested.
SUPERVISORY RESPONSIBILITIES

Provides leadership to one manager who supervises a total of three employees in the Construction Loan Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Skills Required
  • Formal Credit Training required. Must understand and be familiar with discounted cash flow methodology, particularly as it is utilized in real estate appraisals. Must be able to perform cash flow and debt service coverage calculations.
  • Word and Excel skills required, along with ability to learn and operate comfortably within all specialized Bank software
  • strong time management and organizational skills required

EDUCATION and/or EXPERIENCE

Bachelor's degree (B. A.) from four-year college or university; and minimum of 7 years related experience and/or training; or equivalent combination of education and experience.
