a subsidiary of COGIR Real Estate, operates 65 senior living communities consisting of over 7,300 units across 10 states. Beginning operations in 2018, the US company has grown through acquisitions, most recently acquiring Cadence Senior Living in 2022. This acquisition serves as a launch pad for COGIR Management USA to continue its growth and expand into primary markets across the United States. THE POSITION The

Financial Analyst

will be a key direct report to the Director of Finance of the US operating company. The Analyst has primary responsibility for supporting Cogir Management USA's budgeting, reporting, business intelligence, forecasting, and underwriting processes. The work setting is in our corporate office in Scottsdale, AZ, with a Monday-to-Friday schedule.

RESPONSIBILITIES Assist with the annual budgeting and quarterly forecasting processes focusing on underlying business drivers, key financial and operating metrics, and financial sensitivity analysis. Develop reporting for forecasting and monthly financial results analysis to be utilized by senior management. Ownership of performance management benchmarking platform and reporting key performance indicators (KPIs) linking company strategy with business outcomes. Report KPIs on a monthly, quarterly, and annual basis that compare actual versus budgeted information driving business insights for more effective management. Assist in the design and development of business analytical tools and analysis, focused on operational efficiency metrics, and measures. Support Regional Vice Presidents of Operations and Executive Directors with financial and business analytic reporting for more effective property-level financial management. Gather property-specific & market information by researching a variety of sources, including industry, regulatory, and economic information, demographic, data, and property information. Assist with the underwriting, due diligence, closing, and implementation processes of acquisitions, developments, and dispositions. Ad hoc analysis and projects as needed. CANDIDATE QUALIFICATIONS and EXPERIENCE Education: Strong academic background with a bachelor's degree required. An MBA, CFA, or other relevant advanced degree is preferred but not required. Bachelor's and/or Master's Degree in Business, Finance, Economics, or a related field. A minimum of 2-3 years of experience in financial analysis, asset management, and/or FP&A. Senior Housing, Hospitality, Multifamily, or Commercial Real Estate industry experience is preferred, with experience working with an Owner/Developer of senior housing, multifamily, or mixed-use projects. High Proficiency in Microsoft Excel with fluency in x-lookups, index match, and pivot tables. Strong financial modeling skills. Experience or exposure to analytical visualization tools is a plus. Strong analytical and financial management skills. Strong work ethic and ability to support multiple projects in parallel and prioritize competing demands under the pressure of time-sensitive deadlines. Excellent interpersonal, verbal, and written communication skills. A true entrepreneurial spirit who has the commitment and wherewithal to collaboratively grow the Cogir Management USA platform.
