Gorman & Company is looking for an experienced Compliance Specialist. The Compliance Specialist is responsible for understanding and keeping current with regulatory requirements for affordable housing. The Compliance Specialist verifies and approves all site compliance. Also responsible for working with the compliance team in establishing corporate policy for compliance and assisting in the training of site staff on compliance related policies and procedures. Also responsible for investor and state monitoring and agency reporting.

As a Compliance Specialist, you will handle:
  • Move-in, recertification, and interim files to be reviewed as determined by the company goals set forth in the Compliance Manual. Move-in files within 48 hours and recertification's and interim's within 5 business days.
  • Communicate with site staff on every file in a timely manner by providing details necessary to ensure quick approvals.
  • Be available by phone or e-mail for quick answers to site situations. This includes training new staff and providing resources so the applicants and residents receive exceptional service.
  • Send monthly reminder reports for upcoming recertification's.
  • Follow up with 50059 TIC and lease requirements.
  • Conduct compliance file audits on site and remotely as deemed necessary.
  • Attend site audits such as state, investor, etc. as needed.
  • Attend annual continuing education courses in order to keep up to date on HUD, IRS, and state agency policies, procedures, and guidelines. Inform site staff of any updates to these policies and procedures.
  • Review and implement utility allowances, rent increases, and rent limits.
  • Assist in resolving EIV, PIC, and TRACS voucher discrepancies.
  • Report all annual events to state agencies as required. This includes responding to any findings and completing annual reports. (Annual State Reporting).
  • Report monthly or quarterly occupancy requirements to state agencies.
  • Prepare response to State or Investor inspections and/or file reviews. This includes gathering completed service orders from the property staff if applicable.
  • Develop action plans with Regional Manager for non-compliant properties.
  • Update Compliance Manual as needed.
  • Other duties as assigned by the Compliance Manager.

What do I need to qualify to be a Compliance Specialist?
  • High School Diploma or equivalent required. Bachelor's degree in related field preferred.
  • Five or more years of compliance experience, or related experience required.
  • Section 8, HOME, and Tax Credit Program experience is required.
  • Must have or be able to obtain Tax Credit Specialist and/or COS Affordable Designations and attend continuing education courses necessary to retain these designations.
  • Intermediate computer experience with Excel, Word, Outlook, and PowerPoint. Experience with RealPage/Onesite preferred.
  • Enterprise Income Verification (EIV) experience is preferred but not required.
  • Must meet standards for fidelity bond insurance.
  • Must have a valid Driver's License from the State in which employed.
  • Must be available after hours if file review is needed on immediate move-ins.
  • Must have home office space to work remotely.
  • Willingness to travel when needed.
