Vice President of Land Operations Lennar is seeking a Vice President of Land Operations to manage all aspects of land acquisition, due diligence, feasibility, design and entitlements for the Division. Manage all opportunities that fit the company's land acquisition strategies and understanding of current market trends in land development and homebuilding. - Minimum High School Diploma or equivalent required. - Degree in business administration, engineering, accounting, legal, finance or similar program preferred. - Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software. - Knowledge of sales/negotiating principles and real estate. - Ability to communicate effectively and concisely, both verbally and in writing. - Must exercise initiative and achieve objectives with minimal supervision. - Must be detail-oriented and a problem-solver able to deal with complex situations. - Valid Driver’s License and a good driving record. Contacts Daily interaction with various division personnel, outside agencies, business partners, consultants and homeowners. Physical Requirements Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator. When You Join: - Health Insurance - Medical, Dental & Vision - Vacation – 3 weeks of vacation per year to start - Holidays, Sick Leave, & Personal Days - 401(k) Savings Plan with company match - Paid Maternity & Bonding Leave - New Hire Referral Bonus Program - Product Purchase Discount for Associates - Associate Assistance Plan - Everyone’s Included Day - In the spirit of inclusion, diversity, and caring for our community, Lennar encourages our Associates to take a day to connect, reflect and inspire those around us, in a way that is uniquely important to you. - And More Lennar is an equal opportunity employer and complies with all applicable federal, state, and local fair employment practices laws. #CB #LI-RR1 - Integral part of management in developing and executing strategic plans and objectives to ensure achievement of agreed upon goals for shareholder value, customer satisfaction and associate growth/development. - Responsible for overall performance of Region's land operations and ensure that annual operating objectives and profit targets are met within pre-agreed capital utilization and risk parameters. - Identify potential land acquisition targets through detailed study of tax maps and networking with attorneys, engineers and others involved in residential land development. - Ensure contractual and other commitments are kept, as well as ensuring company complies with al approved policies, procedures, ethical standards, applicable laws and regulations. - Run “Greenbook” process. - Oversee land acquisition packages “Greenbook” for corporate investment committee approval. - Presentations at public hearings and community meetings. - Obtain required permits and governmental approvals for all land development improvements for the Division. - Achieve starts projections and closings on new communities. - Provide leadership to department heads to ensure coordination of projects) between field and administration runs smoothly. - Maintain inventory reports, critical dates, contracts summaries and periodic market analysis. - Maintain Land Contract files, maps, and other files in Division office. - Network with other builders, developers, and brokers to maintain market awareness; develop key contacts and introductions to DP to become a strong competitor in Division’s market area. - Negotiate purchase contracts, land development contracts and design service agreements. - Direct the planning and coordination of civil engineering, architectural and landscape design services. - Assist the Division President in developing long range planning and growth objectives for the division. - Oversight of division projects at a high level from beginning to end including budget, costs, general performance and overall progress, to ensure that Company's expectations, budgetary and profitability objectives are exceeded. - Ensure budget estimates and cash flow projections are created, updated, monitored and maintained. - Evaluate and monitor the performance of department managers. - Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.If you like wild growth and working with happy, enthusiastic over-achievers, you'll enjoy your career with us
