The Facilities Operations Manager will lead a team of custodial professionals, coordinating their efforts to maintain our buildings, grounds, and equipment to our Sanford School Department standards. This position requires a blend of leadership skills, hands-on maintenance repairs, broad knowledge of building systems, and a commitment to creating an optimal learning and working environment.

The ideal candidate will have a strong background in facilities management, excellent communication skills, and the ability to manage both personnel and building systems effectively. Qualifications and Abilities

Personnel Management:

Assist in selecting, training, on boarding and evaluating custodial, grounds, and maintenance personnel Assist in managing a team of approximately 30 staff custodians Plan, assign, and direct work for the custodial team Conduct performance reviews and provide constructive feedback Address employee complaints and resolve conflicts effectively Schedule staff, including overtime assignments Assist with payroll reporting Conduct meetings to provide work direction and disseminate important information Ensure staff adherence to safety requirements and organizational policies

Communication Skills:

Effectively communicate with staff, students, and community members Handle urgent requests from building administration professionally Maintain composure and determine appropriate actions in various situations

Planning and Management:

Track and manage custodial supplies & equipment inventory Plan and organize your work and the work of the custodial team Manage time, methods, and work sequences efficiently

Decision Making:

Solve practical problems with limited standardization Interpret instructions in various formats (written, oral, diagram) Apply mathematical concepts to practical situations In the absence of the Director of Facilities make time-sensitive decisions for the department

Technical Skills:

Working knowledge of HVAC, Electrical, and Plumbing systems Hands-on approach to troubleshooting problems, building maintenance, and equipment repair Proficient in using machines, equipment and tools commonly used for building maintenance and grounds care Ability to operate equipment associated with snow plowing and snow removal Skilled in software: Word, Excel, Google Calendar, Facilities Scheduling and Work Order Management, Building Automation Systems

Certifications:

Must hold a valid driver's license HVAC certification preferred

Physical Requirements:

Must be able to occasionally work 12+ hour days Stand, walk, sit, and use hands for extended periods Occasionally reach, climb, balance, stoop, kneel, crouch, or crawl Possess close and distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus

Work Conditions:

Work hours can vary based on the needs of the district Respond to after-hours building emergency and inclement weather events Work in environments with potential exposure to electrical hazards, moving mechanical parts, high places, fumes, and outdoor weather Tolerate occasionally loud noise levels
