The Facility Technician will ensure equipment and Association properties are safe, maintained and repaired in a timely manner. The Facility Technician will maintain aesthetic quality for their assigned buildings as well as completion of regular repair and maintenance to facilities as necessary. This is a hands-on maintenance position. Qualifications High school diploma, or equivalent 2-5 years' experience as a Facilities or maintenance technician in a commercial environment; Ability to understand, interpret and analyze blueprints, schematics, layouts, wiring diagrams and equipment specifications; ability to read, understand and interpret documents such as safety rules, and operating and maintenance instructions; understand commercial HVAC or related area CPO (Certified Pool Operator) certification (desired, will train in 1st year) Valid CA Driver License Ability to understand and utilize computerized maintenance management systems (work orders) via PC, Mac, or mobile device strongly preferred This position requires the final candidate to successfully pass an E-Verify check. Responsibilities Report to multiple sites within the association as assigned by supervisor on a daily basis. Perform corrective maintenance, emergency repairs, and project work in accordance with State and local standards. Perform installation, preventive maintenance, adjustments, and basic repairs to buildings and systems including, but not limited to: plumbing fixtures and hardware, basic electrical, carpentry, painting, fixtures, locks and doors, flooring, glass, and pool repairs as assigned. Complete and update all maintenance and repair work orders assigned, including documentation where appropriate. Order, track, record, and maintain inventory parts for assigned equipment. Troubleshoot all HVAC issues and submit a detailed work order as needed to support third party contract repairs. Experience with performing these repairs is a plus. Perform various other maintenance related tasks as directed indoors and outdoors; provide regular preventative maintenance and routine inspections to facilities and grounds. Perform routine building checks on maintenance and cleaning for quality assurance. Complete facility inspections to ensure health and safety compliance, as well as the full life of the association's physical assets.
