Job Overview

A prominent national real estate firm is in search of a skilled and proactive Senior Building Operations Engineer to become a vital part of their dedicated and innovative team.

The successful candidate will oversee the daily efficient functioning, upkeep, and repair of all building and site systems for a designated property or group of properties. Key systems include HVAC, electrical, lighting, plumbing, energy management, and fire safety.

Key Responsibilities

  • Address service requests and repair calls in tenant areas and building systems as needed.
  • Respond to and execute special requests as directed by property management.
  • Possess comprehensive knowledge to conduct Preventive Maintenance (PM) on all mechanical, electrical, and plumbing systems, ensuring all completed PMs are documented according to established operating procedures.
  • Maintain cleanliness, organization, and operational integrity of all mechanical equipment and areas in compliance with company standards and relevant codes.
  • Engage and collaborate effectively with tenants, customers, contracted service personnel, management, and building staff, utilizing appropriate communication skills and following management-defined communication protocols.
  • Keep accurate records of building plans, equipment specifications, and maintenance logs as mandated by Owner, Company, and local, state, and national regulations.
  • Maintain an updated inventory of necessary spare parts and tools.
  • Procure supplies and parts for delivery or pickup as authorized by the supervisor.
  • Provide after-hours on-call services as required.
  • Perform all assigned duties, including potential assignments to other properties.
  • Collaborate with team members, including providing training as necessary.
  • Oversee any external vendors or subcontractors.

Qualifications:

  • At least 5-7 years of experience as a Building Engineer or in a similar role, with a solid understanding of commercial office building plumbing, electrical, fire systems, and various HVAC systems, including pneumatic, DDC, and building automation control systems.
  • EPA Universal certification is highly preferred.
  • Strong interpersonal and leadership abilities, with effective communication skills for interaction with colleagues, tenants, and vendors.
  • Robust technical and problem-solving skills, particularly related to mechanical controls.
  • Knowledge of safe and efficient operation of all equipment and tools, including snow removal equipment.
  • Ability to work independently as well as collaboratively within a team, efficiently coordinating projects and optimizing team performance.
  • Exemplary tenant relations skills and a commitment to providing outstanding customer service.
  • Proficient computer skills for daily operations and communication, including familiarity with Building Automation Systems when applicable.
  • Ability to write or type as necessary.
  • Understanding of OSHA, NEC, NFC, and Life Safety codes.
