- **Summary of Position**_

The Property Manager (PM) is responsible for the day-to-day operations of a commercial property(ies) in accordance with the Management Agreements. The PM is involved in tenant relations, budget preparation and reporting, capital projects, construction, preventive maintenance, HVAC, landscaping and snow removal, security and overseeing the general appearance of the building.

You must be detail oriented and accurate with numbers, possess great customer service skills and the ability to work under pressure. Team leadership and ability to effectively work with staff is key to your success.
- **Essential Responsibilities**_
- Provide excellent tenant/client service by responding to tenant service requests and complaints.
- Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and proper upkeep of the property.
- Report to ownership on a monthly basis with respect to all relevant operational, leasing and capital issues concerning the property.
- Supervise staff and all personnel related to the daily operation of the Building.
- Become proficient with Building Engines, a property management software; oversee property information, establish reporting protocols for maintenance requests, preventive maintenance and vendors.
- Monitor all key lease dates and reporting requirements.
- Periodically review and update as needed building standards for property(ies).
- Develop operational specifications for all major building services; review contracts with outside vendors on an annual basis; send out to bid and negotiate new agreements as appropriate.
- Monitor and inspect the buildings' mechanical, structural, electrical, fire, garage, elevator, roof and other related equipment on an ongoing basis.
- Prepare and submit monthly summary of mechanical and operational problems, and ongoing contractor work.
- Review and authorize all monthly invoices; compare invoices to operational year-to-date summary; maintain proper payment of invoices.
- Order and maintain inventory of required stock equipment.
- Oversee all construction and contracting work to ensure consistency with building codes; enforce all building rules and regulations.
- Oversee and/or handle all day-to-day general administration duties.
- Perform other duties, as assigned, at the request of the Supervisor or other management personnel.
- **Financial Responsibilities**_
- Prepare annual Business Plan and Operating Budget to include proposed capital repairs and improvements, and regular maintenance items.
- Review tenant back-charges for services performed by in-house and/or outside contractors.
- Ensure proper property coding appears on all invoices.
- Work with Property Accountants with questions related to the property(ies) and resolution of vendor issues.
- **Scope of Responsibility and Authority**_

The PM is charged with supporting ABA Management Services efforts in the day-to-day implementation of policies, procedures and programs that will assure a well-managed, well maintained building. The PM must place maximum emphasis on positive responses to the concerns and needs of the tenants, environmental health and safety, and quality programs in coordination with the Owner’s goals and objectives. The PM must provide “in charge” responsibility for the property(ies) including being on-call 24 hours/7 days per week and managing and delegating to maintenance staff and contractors.
- **Other Requirements**_
- Bachelor's Degree or equivalent combination of education and work experience.
- RPA and/or CFM designations preferred.
- Requires a minimum of five (5) years’ experience in management of multi-tenant Class “A” commercial office buildings.
- Must have experience and working knowledge of building systems including HVAC, energy management, fire/sprinkler systems.
- Must be proficient in Microsoft Word, Excel and Building Engines.

Pay: $130,000.00 - $150,000.00 per year
