**Job Summary**

We are seeking a high-energy, customer service-oriented Multi-Site Residential Community Manager to join our residential property management team. Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals. Ensures that the operation of the property complies with Company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations. Must reside on-site.

**Position**:
Full-Time

Compensation: $60,000-$70,000 Salary

40 hours a week

**Requirements**:

- Manages the day-to-day operations on the property
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Controls expenditures by staying within the constraints of the approved budget and manages the balance and maintenance of the petty cash fund.
- Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short
- and long-range marketing and leasing strategies to achieve the property’s occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the property’s maintenance team members comply with the Company’s standards with respect to responding and completing resident service requests.
- Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
- Community Manager manages all property staff by interviewing, hiring, and training employees, and manages their performance in accordance with Company policies, employee handbook, and business practices.
- Completes quarterly and/or annual performance reviews.
- Conduct a successful morning lineup and ensure all team members have the information they need to effectively perform their jobs daily.
- Conduct effective monthly staff and safety meetings.

**Qualifications**
- Knowledge and 5+ years of experience in multi-family property management.
- Ability to clearly and effectively communicate both verbally and in writing.
- Always have a positive attitude and keep a solution-based and customer-focused mindset.
- Proven employment history of property management, sales, marketing, and customer service background sufficient to manage the day-to-day operations.
- Maintain high legal/ethical standards in all work-related decisions.
- Take pride in quality of work and attention to detail.
- Must have reliable transportation.
- Professional in-person and phone presence and etiquette.
- Capacity to work with little supervision using effective time management and organizational skills.
