Facilities Maintenance Director

The Facilities Maintenance Director oversees all maintenance operations and projects for all Association buildings and grounds, utilities, safety/security operations and systems ensuring that all maintenance and security activities are efficiently carried out and that project management principles are applied to improve efficiency, reduce costs, and ensure that our facilities are safe and functional.
ESSENTIAL DUTIES:
- Directs, supervises, and evaluates department staff; ensures staff receives training related to specific job tasks and responsibilities;
- Directs, schedules, and oversees external contractors (electricians, roofers, painters, landscaping, plumbers, excavators, etc.)
- Coordinate with other departments to ensure maintenance activities do not disrupt operations;
- Schedules and supervises maintenance workers engaged in Association buildings and grounds upkeep and repair; responsible for safety and security, electrical, plumbing, heating, air conditioning, and ventilation services;
- Develops and monitors department budget; orders equipment and supplies and monitors inventory; makes requests for capital outlay expenditures as needed;
- Develops, implements, and supervises preventative maintenance and renovation programs for Association buildings, grounds, mechanical and electrical, utility, and safety and security systems;
- Serves as administrator responsible for facility safety and meeting physical ADA compliance standards, alarm systems, and building codes;
- Prepares specifications for Association projects; estimates costs of equipment, materials, labor and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors;
- Contributes to strategic planning by evaluating and projecting future facility/equipment needs and proposing options to achieve them;
- Supervises all administration relative to facility maintenance, aquatics and association patrol to include preparation of budgets, work schedules, goals and objectives;
- Perform Association facilities inspections on a regular basis;
- Keep current with events and activities occurring at The Grand; and
- Performs other duties as assigned.
EDUCATION and/or EXPERIENCE:
- Bachelor’s degree in Facilities Management, Security Management or a combination of education and experience commensurate with the requirements of this position
- Demonstrated ability to work cooperatively and collaboratively with staff, committees and governing boards
- Strong knowledge of facility operations and security systems
- Excellent project management skills, including planning, scheduling and budgeting
- Strong organizational and problem-solving skills
- Ability to work on multiple projects simultaneously
- Experience in operational and strategic planning as well as budget development/management
- Ability to effectively communicate ideas and information in written and oral format to staff, professional colleagues, governing boards
- PMP - Project Management Professional Certification a plus
- Proficient with Microsoft Office Suite
- Bilingual (Spanish) a plus
- Possess and maintain a valid Arizona driver’s license
PHYSICAL DEMANDS and WORK ENVIRONMENT:
Constant Demands: see, hear. Frequent Demands: repetitive hand motion associated with the operation of computers, use hands-to-finger, handle, or feel; reach with hands and arms; must be able to sustain continuous physical effort including ability to bend, walk, climb, kneel, stoop and operate various motor driven equipment. Occasional Demands: requires the physical strength and agility required to carry heavy equipment (lift and carry 25 pounds); exposure to small and confined spaces.
Environmental Factors: alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting; may be exposed to high noise levels.
Position requires mental acuity to ensure thorough mental analysis of situations in a fast-paced environment. Employee is required to maintain confidentiality of information within the department.
May be required to deal with disgruntled individuals requiring the use of conflict management skills; is frequently required to perform work in confidence and under pressure for deadlines; and is required to maintain professional composure and tact, patience, and courtesy at all times.
