**POSITION TITLE**:GENERAL MAINTENANCE**
**REPORTS TO**:SUPERVISOR OF OPERATIONS**
**WORK YEAR**: 12 Month (July 1 through June 30)
**JOB SUMMARY/ACCOUNTABILITY**: To perform a variety of skilled and semi-skilled work in the maintenance and repair of district buildings, facilities, and equipment in areas of building trades including but not limited to electrical, plumbing, carpentry, painting, roofing, concrete, mechanical and HVAC (Heating, Ventilation, and Air Conditioning).
**QUALIFICATIONS**: High school diploma or GED; two years prior experience in general maintenance or related field; must hold current Pennsylvania motor vehicle operator’s license; demonstrable verbal skills including the ability to read written communications; ability to make independent judgments in diagnosing problems; must possess the physical and emotional stamina to perform related duties. Know methods, practices, and materials used in all building trades, including electrical, plumbing, carpentry, and painting repairs. Read and interpret blueprints, sketches, and diagrams.
**PERFORMANCE RESPONSIBILITIES**:
- Maintains work logs and records related to completed work tasks.
- Receives work orders and determines necessary tools, materials, and equipment needed to complete assignment
- Performs carpentry work in the alteration, repair, and maintenance of buildings and facilities, including partitions, cabinets, floors, roofs, doors, windows, fences, furniture, sheds, scaffolds, and forms.
- Performs minor new construction such as sheds, fences, etc., as necessary, and as assigned.
- Performs welding work to repair playground equipment, furniture, and fixtures.
- Installs and makes repairs to electrical wiring, switches, outlets, fixtures, and motors. 7. Paints walls and buildings and performs other related tasks including preparing surfaces for painting or repainting.
- Patches and repairs roofs and gutters.
- Cuts, threads, assembles, and installs pipe.
- Installs and makes emergency repairs and adjustments to plumbing fixtures and equipment including pipes, washers and gaskets, faucets, floats, and valves.
- Repairs and/or replaces door hinges, locks, thresholds, door closure, door jambs, and panic hardware.
- Assist in cleaning, maintaining diagnosing, and repairing heating/air conditioning units; change filters, check pilot lights, etc.
- Mixes, pours, and finishes concrete, stucco, and plaster for assigned projects.
- Responsibly uses and maintains tools and equipment in safe operating condition.
- Replaces windows, screens, and repairs damage to walls.
- Operates a variety of hand and power tools including saws, welders, electric drills, pipe threaders, and joiners in a safe and appropriate manner.
- Inspect work to be completed; estimate material and labor cost; prioritize and schedule work; order parts according to established procedures.
- Follows current building codes and OSHA requirements when performing maintenance and repair of district buildings, facilities, and equipment.
- Obtains quotes and assists with the bid process on work to be performed by outside contractors.
- Recommends selection of contractors and assists in work to be performed.
- Inspects and maintains district refrigeration systems.
- Operates heavy equipment such as tractors, lifts, backhoes, forklifts, pallet jacks, etc. 23. Maintains and repairs kitchen equipment and appliances.
- Maintains and repairs custodial equipment such as vacuums, floor scrubbers, low/high speed buffers (swingers) etc.
- Performs other duties like the above in scope and function as required. Perform other duties as assigned by the Supervisor of Operations
- Perform basic mathematic calculations including addition, subtraction, multiplication, and division.
- Effectively estimate the scope of work assignments and appropriate tools and materials necessary to complete each assignment.
- Meet the physical requirements necessary to perform the required duties safely and effectively.
- Be available for 'on call' work evenings or weekends and for unforeseen situations, as necessary.
- Communicate effectively in both oral and written forms.
