Role Overview:

The Director of Asset Management will oversee and manage a portfolio of affordable housing properties, ensuring financial performance, compliance, and operational efficiency. This role requires a strategic thinker with deep knowledge of affordable housing regulations, financial analysis, and property management. The ideal candidate will possess strong leadership skills and the ability to work collaboratively with cross-functional teams to achieve the company’s goals.

Key Responsibilities:

Portfolio Management:

  • Oversee the financial performance and operational health of a portfolio of affordable housing properties.
  • Develop and implement asset management strategies that maximize property value and ensure long-term sustainability.
  • Conduct regular financial analyses, including cash flow projections, budget variances, and financial performance metrics.
  • Monitor and ensure compliance with all affordable housing regulations, including LIHTC, Section 8, and other local, state, and federal programs.

Strategic Planning:

  • Collaborate with senior leadership to develop and execute long-term strategies for the affordable housing portfolio.
  • Identify opportunities for property improvements, refinancing, or disposition.
  • Lead efforts to secure additional financing or subsidies to support affordable housing initiatives.

Operations Management:

  • Work closely with property management teams to ensure effective day-to-day operations.
  • Implement best practices for maintenance, tenant relations, and lease management.
  • Oversee capital improvement projects, ensuring they are completed on time and within budget.

Risk Management:

  • Identify and mitigate risks associated with property operations, financing, and regulatory compliance.
  • Ensure that all properties are adequately insured and that risk management protocols are in place.

Qualifications:

Education:

  • Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field.
  • Master’s degree preferred.

Experience:

  • 7-10 years of experience in asset management, with a focus on affordable housing.
  • Demonstrated experience managing a diverse portfolio of affordable housing properties.
  • In-depth knowledge of affordable housing programs and regulations, including LIHTC, Section 8, and HUD guidelines.

Skills:

  • Strong financial analysis and modeling skills.
  • Proficiency in asset management software and tools.
  • Strong problem-solving and decision-making abilities.
