A Brief Overview
The Landscape Director will be responsible for the overall day-to-day leadership and supervision of the landscape, tree trimming, and irrigation contractors, ensuring that they meet their contractual obligations. This role coordinates the efforts of the landscape, tree trimming, and irrigation contractors and will be the primary inspector of their work product, making sure that they meet the expectations of the company. This includes, but is not limited to, daily inspection of the project's lawns, trees, and shrubs, making sure that schedules are followed for each contractor, maintaining compliance with annual backflow certifications, and managing irrigation systems & potential repairs. This role will also work closely with the Regional Maintenance Director on annual budgeting and oversight of any landscape related expenses that arise outside of their standard contracts.


What you will do

  1. Provides day-to-day leadership and supervision of the landscape, tree trimming, and irrigation contractors.
  2. Works closely with the Regional Maintenance Director to make sure that the contractors are meeting their contractual obligations and the expectations of the company.
  3. Prepares written and verbal reports on daily inspections of landscaping, tree trimming, and irrigation.
  4. Oversees and is responsible for landscape, tree trimming, and irrigation work orders, including follow up on assignments to ensure timely completion.
  5. Ensures property goals for landscape, tree trimming, and irrigation work order response and completion times are established, communicated and met.
  6. Works closely with the development and construction teams on landscaping projects and preparing properties for turnover from construction to property management.
  7. Specifies bids, negotiates, and drafts landscape maintenance and major repair contracts.
  8. Ensures the overall landscape appearance and maintenance meets resident and partner requirements. Immediately reports to Community Directors and Maintenance Directors any cleanliness, maintenance, and/or vendor issues.
  9. Prepares monthly reports as to the condition of the landscape at each assigned community and develops action plans for correction of deficiencies.
  10. Learns and ensures compliance with all company, local, state, and federal safety rules.
  11. This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.

Qualifications

  1. High School Diploma or GED (or equivalent) Required or
  2. Bachelor's Degree Preferred or
  3. 7-9 years of landscape management experience Required and
  4. 4-6 years of vendor and contract management Required and
  5. Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally.
  6. Willing and able to work occasional on-call shifts as needed.
  7. Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast moving environment.
  8. Must demonstrate strong organizational skills, ability to multi-task and prioritize effectively.
  9. Must combine effective leadership and strong technical knowledge with a positive and service oriented attitude.
  10. Must motivate, delegate, and provide constructive feedback as appropriate to a team.
  11. Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.
  12. DL NUMBER - Driver's License, Valid and in State Must have a valid driver's license and insurance. Required and
  13. OSHA 10 certification Preferred
  14. Certified backflow tester Preferred
  15. ISA certified arborist Preferred

Compensation
We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $74,400.00 to $91,700.00, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We also offer a generous total compensation and benefits package.
