SUMMARY
The Commercial Property Manager is responsible for the oversight of the management and operations of the property portfolio, maximizing property value and revenue through diligent asset management, tenant relations, and operational efficiency. This includes leasing and showing of available space.
ESSENTIAL DUTIES AND RESPONSIBILITIES include but are not limited to the following. Additional duties may be assigned.
- Identification of prospective new tenants, proposal preparation, LOI’s, preparation of new leases and or lease amendments (with ownership and legal as necessary).
- Assist in the developing and implementing strategic plans to enhance and maintain real estate portfolio.
- Directs the coordination of lease build out, tenant improvements, and construction projects.
- Assists in the development and preparation of materials to markets and attract new tenants
- Builds and maintains relationship with existing tenants through professional engagement.
- Applies professional knowledge regarding negotiations for all real estate transactions and liaison with other brokers and third parties
- Plans, develops and implements strategies to enhance and manage consultant relationships related to portfolio (engineers, architects, general contractors, etc.).
- Assists in the design, preparation and presentation of tenant letters of Intent for prospective tenants.
- Proposes and drafts materials and documents for review and approval (and in conjunction with) company General Counsel on all real estate legal matters.
- Oversees Admin Asst in tracking all timing of lease expirations, renewals, options, rent increases, and CAM recon.
- Reviews existing and creates where necessary operational procedures, policies and standards.
- Suggests and implements systems and process improvements by analyzing and reviewing workflows.
- Coordinates with all departments to ensure that ownership priorities are considered.
- Analyzes and maintains comparative market knowledge in coordination with ownership on all real estate activities
- Oversees and works in collaboration with Admin Assistant and Accounting personnel to ensure accurate records, compliance, payments, timely billing, invoicing, receipt of funds and other key rea estate terms.
- Leads response to tenant needs and identifies projects for maintenance based on professional experience and skill, maintains positive relationships with tenants and leasing organizations, responds to all tenant concerns and ensures compliance with rules and regulations.
- Interacts regularly with (and advises) ownership to ensure that objectives are being met
- Responsible for the direction, supervision and time records for the Property Maintenance Technician.
- Performs regular inspections of property using professional knowledge, recommends and directs alterations, maintenance and reconditioning of property as necessary, contracts for vendor services and supervises as required.
- Ensures compliance with leasing agreements, property contracts, and legal requirements.
- Develops and implements property budgets, forecasts, and financial plans.
- Monitors and manages property expenses within approved budget.
- Prepares and presents regular property performance reports to stakeholders.
SUPERVISORY RESPONSIBILITIES
The Property Manager will supervise the Property Maintenance Technician and the department Administrative Assistant.

EDUCATION and/or EXPERIENCE
College degree (BS) from an accredited college and 3+ years’ work experience in Commercial Property Management or related fields. Equivalent work experience may be substituted for education.
EDUCATION / CERTIFICATION
- VA Real Estate salesperson License preferred
- Certified Property Manager (CPM) designation helpful but not required
LANGUAGE SKILLS
Fluent English required. Other languages, including Spanish would be meaningful. Ability to read, analyzes, and interprets general business periodicals, professional journals, technical procedures, or government regulations and the ability to comprehend, analyze, and interpret complex documents is required. The ability to write reports, business correspondence, and procedure manuals is required. Must have the ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
The ability to work with mathematical concepts and probabilities and to apply concepts such as fractions, percentages, ratios, and proportions to practical situations is required. The ability to accurately and efficiently add, subtract, multiply, divide, and perform routine functions such as calculating discounts and commissions.
REASONING ABILITY
This manager must possess the ability to interpret reports and advise management regarding current volume in light of market conditions. In assuming responsibility for the department, this manager must reprioritize personal and department duties as required. Ability to define problems collects data, establish facts, and draw valid conclusions. Must have the ability to solve problems involving several options in situations.
COMPUTER SKILLS
Must be proficient in Microsoft Word, Excel, and Outlook, with an understanding of the Internet.
