Senior Property Manager I

WinnCompanies is seeking a highly skilled Senior Property Manager I to oversee the daily operations of a large, complex asset. As the on-site Property Manager, you will maintain positive resident relations, meet financial objectives, and protect the value and integrity of the real estate. Key responsibilities include preparing annual budgets, providing reporting and variance analysis, and ensuring timely collection and deposit of rents and fees. You will also collaborate with senior management to establish rent levels, review rent schedules, and oversee property maintenance and repairs. Additionally, you will lead the property team to maintain optimum occupancy levels and process timely and accurate move-ins, move-outs, recertifications, and renewals. The ideal candidate will have 5-8 years of relevant work experience, including 3-5 years of supervisory experience, and a current driver's license in good standing. Experience with Tax Credit (LIHTC) and knowledge of property management and landlord-tenant laws are also required. A Bachelor's degree is preferred, as well as experience with OneSite, Yardi, or RealPage property management software. The successful candidate will have excellent verbal and written communication skills, outstanding customer service skills, and the ability to work with a diverse group of people and personalities.

Responsibilities:
  • Prepare annual budgets for approval by senior management
  • Provide reporting and variance analysis
  • Solicit bids and process purchase orders and invoices
  • Ensure timely collection and deposit of rents and fees
  • Collaborate with senior management to establish rent levels
  • Review rent schedules and oversee property maintenance and repairs
  • Lead the property team to maintain optimum occupancy levels
  • Process timely and accurate move-ins, move-outs, recertifications, and renewals
  • Approve rental applications adhering to property standards and agency standards
  • Ensure accurate property software data
  • Ensure compliance with applicable state and federal program regulations
  • Ensure property and grounds are well maintained
  • Report property incidents, accidents, and injuries
  • Screen, hire, and train new personnel
  • Promote staff efficiency and engagement through ongoing training and leadership
  • Support operations of multiple properties
  • Provide interface and information flow in insurance and liability issues
